Job Title: Civil & Interior Finishing Work Maintenance Engineer
Job Location: Jio Institute Campus, Ulwe, Navi Mumbai
Department: Maintenance / Facilities Management
Job Overview:
The Civil & Interior Finishing Work Maintenance Engineer is responsible for the effective maintenance and repair of the finishing elements of a buildings civil and interior systems. This includes overseeing the preservation, repair, and enhancement of floors, walls, ceilings, internal structural finishes, and interior furnishings. The role involves regular inspections, preventive maintenance, and the supervision of repair works to ensure the aesthetic quality and structural integrity of interior spaces.
Key Responsibilities:
1. Interior Finishing Maintenance:
- Oversee maintenance and repairs of interior finishes, including wall paint, wallpaper, flooring (carpet, tiles, wood, etc.), ceiling systems, and internal partitioning.
- Supervise repairs or replacements of worn-out or damaged finishes in public and private areas, including offices, hallways, and meeting rooms.
- Ensure proper installation and maintenance of internal doors, windows, and other finishing elements.
- Maintain interior decorative elements such as moulding, trims, and other architectural features.
2. Preventive Maintenance & Inspections:
- Develop and implement a preventive maintenance plan for all interior finishing works to ensure longevity and avoid unnecessary wear and tear.
- Regularly inspect and assess the condition of interior finishes, identifying potential issues such as cracks, peeling paint, flooring damage, or other defects.
- Carry out periodic checks to maintain the integrity of finishes, ensuring they meet aesthetic and functional standards.
3. Renovation & Repair Projects:
- Lead and manage renovation or refurbishment projects involving interior finishes, including redesigning spaces and updating materials to enhance aesthetics and functionality.
- Supervise contractors and maintenance teams in the execution of finishing work repairs, ensuring compliance with design and quality standards.
- Provide technical guidance in the selection of materials, finishes, and installation techniques based on the project’s scope and requirements.
4. Material Selection & Procurement:
- Evaluate and recommend materials for flooring, wall coverings, ceiling tiles, paints, adhesives, and other finishing products, ensuring they align with budget and quality expectations.
- Manage the procurement process for finishing materials, liaising with suppliers to ensure timely delivery and cost-effectiveness.
- Maintain an inventory of necessary finishing materials to minimize downtime during repairs.
5. Quality Control & Compliance:
- Ensure all maintenance and repair work adheres to industry standards, local building codes, and safety regulations.
- Perform quality inspections on completed finishing work to ensure durability and aesthetic appeal.
- Maintain detailed records of maintenance schedules, work completed, and materials used.
6. Team Supervision & Coordination:
- Supervise and coordinate a team of maintenance technicians and skilled workers responsible for civil and interior finishing tasks.
- Provide training and guidance to team members on best practices for maintenance and repairs, ensuring high levels of competency in finishing work.
- Ensure that all work is carried out efficiently, with minimal disruption to the building's occupants or daily operations.
7. Cost Management & Budgeting:
- Assist in the preparation of maintenance budgets related to interior finishing works.
- Monitor and control expenditures, ensuring cost-effective use of resources and adherence to budget constraints.
- Recommend cost-effective solutions for repairs and improvements.
8. Reporting & Documentation:
- Maintain detailed records of all maintenance and repair activities related to finishing works, including costs, timelines, and scope of work.
- Prepare and present regular reports on the status of ongoing or completed maintenance activities to management.
- Document issues that require further attention and track resolution progress.
Qualifications:
1. Educational Requirements:
- Bachelor’s degree in civil engineering, Interior Design, or a related field.
- Certification or diploma in Facilities Management, Building Maintenance, or Interior Design is an advantage.
2. Experience:
- Minimum of 3-5 years of experience in civil and interior finishing work maintenance, with hands-on experience in the repair and maintenance of wall coatings, flooring, ceilings, and interior finishing elements.
- Previous experience in a facilities maintenance or construction environment is preferred.
3. Skills & Competencies:
- In-depth knowledge of interior finishing techniques and materials (e.g., painting, tiling, carpeting, wall coverings, drywall, etc.).
- Strong understanding of construction principles, materials, and industry best practices.
- Ability to read and interpret technical drawings, blueprints, and specifications related to interior finishes.
- Proficient in using maintenance management software (CMMS).
- Strong project management skills, with the ability to manage multiple tasks and prioritize effectively.
- Strong problem-solving skills, with attention to detail in identifying issues and implementing solutions.
4. Technical Skills:
- Familiarity with various building materials, finishes, and installation methods.
- Knowledge of industry standards and safety regulations for interior construction and finishing work.
- Expertise in the maintenance of HVAC systems, plumbing, and electrical fixtures as they pertain to interior spaces.
5. Personal Attributes:
- Excellent communication and interpersonal skills for liaising with contractors, vendors, and internal teams.
- Strong organizational skills with the ability to manage time and resources efficiently.
