Assistant Manager Financial Planning
Purpose of the Role:
- The role will be to help support the financial planning function, quarterly valuation of office portfolio, strategy & asset management initiatives.
- The candidate is expected to help update the business plan for the office portfolio, evaluate new acquisition opportunities for the REIT and help with the quarterly reporting activities for the company private funds as well as companies India REIT.
- The role will involve strategy and asset management of company office portfolio, preparation of cash flow models, preparation of business plan including pro forma projected Balance sheets, P&L and cash flows, valuation of India office portfolio, market research, analysis of competitors, compilation of financial and operating metrics, private fund reporting and preparation of private and public investor presentations.
Job Responsibilities:
- The focus is on Commercial Real Estate business that the company has.
Major responsibilities that the role will have:
- Valuation of comapnies India Office portfolio and comapnies REIT
- Building the cash flow projections and financial planning
- Strategy and asset management for Office portfolio
- Preparation of business plan including pro forma projected Balance sheets, P&L and cash flows
- Tracking the performance of the portfolio as per business plan
- Market research and analysis of the competitive landscape
- Getting external valuation conducted for the purpose of submission to lenders and for regulatory requirements of the REIT
- Preparing presentations for senior management providing overview of different business functions by collating information from the concerned departments
- Preparation of materials for investors such as results presentations
- Lead various strategic initiatives being undertaken at different points - Cost benefit analysis of leases, go / no go decisions on developments, acquisition of tuck in assets /condo units to the existing investments / assets
- Other responsibilities as required
Criteria:
Qualification:
- MBA from tier 1 college
- CA rank holder or CA with with graduation from a leading college (with RE experience preferred)
Experience:
- For Assistant Manager/ Manager - at least 2 to 4 years of relevant experience.
Other Skills:
- Excellent in number crunching & excel
- Excellent presentation skills are critical
- Ability to coordinate with varied teams and levels in the organization
- Prior experience in commercial real estate industry is required for roles above senior manager and is preferred for Manger/ Senior manager
