**Job Title:** Real Estate Sales Manager (On-Site)

**Job Summary:**


We are looking for an experienced and results-driven Real Estate Sales Manager to lead the sales team and oversee all sales activities from our on-site office. The Sales Manager will be responsible for managing client relationships, handling high-potential clients directly, and ensuring the successful closure of deals. The role requires someone with excellent leadership, communication, and negotiation skills to meet sales targets and drive revenue growth.

**Key Responsibilities:**


**Sales Leadership and Team Management:**


- **Team Leadership:** Lead, motivate, and manage the on-site sales team to meet and exceed sales targets.

- **Sales Strategy:** Develop and implement effective sales strategies in alignment with company objectives.

- **Training & Development:** Provide training and continuous guidance to the sales team to improve their performance and efficiency.

- **Target Setting & Monitoring:** Set monthly sales targets for team members, track progress, and ensure accountability.

- **Sales Reporting:** Prepare detailed sales reports and present them to senior management, highlighting successes and areas for improvement.


**Client Relationship Management:**


- **Client Handling:** Handle high-potential or key clients directly, guiding them through the buying process from initial contact to closure.

- **Deal Closing:** Take ownership of closing large or complex deals, providing expertise in negotiation and handling objections.

- **Client Engagement:** Maintain long-term relationships with clients by offering excellent customer service and personalized follow-up.

- **Lead Conversion:** Ensure a high conversion rate from leads to sales by working with the sales team on strategies to improve client engagement.


**Sales Operations:**


- **Lead Management:** Oversee the effective management of company-provided leads, ensuring timely follow-ups and quality interactions.

- **Site Visits:** Coordinate and conduct site visits for prospective buyers, ensuring they are well-informed about the property and its features.

- **Market Knowledge:** Stay updated on market trends, property values, and competitive projects to provide accurate insights to clients and the sales team.

- **Documentation:** Ensure all necessary sales documentation, contracts, and agreements are completed in a timely manner and are accurate.


#### **Sales Growth and Targets:**

- **Revenue Generation:** Drive revenue growth by meeting and exceeding monthly and annual sales targets.

- **Innovative Sales Initiatives:** Propose and implement innovative ways to increase site visits and sales, leveraging marketing and promotional activities.

**Qualifications and Skills:**


- **Education:** Bachelors degree in Sales, Marketing, Business Administration, or a related field. MBA is a plus.

- **Experience:** 5-7 years of experience in real estate sales with at least 2-3 years in a managerial role.

- **Leadership Skills:** Strong leadership and team management skills, with the ability to inspire and drive results.

- **Sales Expertise:** Proven track record in closing high-value real estate deals and meeting sales targets.

- **Communication & Negotiation:** Excellent communication, presentation, and negotiation skills, with the ability to close deals.

- **Problem-Solving:** Ability to handle client concerns and solve problems effectively and diplomatically.

- **Tech Savvy:** Proficient in CRM software and MS Office Suite.
