Cost Management:

• Assist Facade Teams to retain facade cost to be optimum & striking a balance between the Architect Intent & budget norms
• Expert competency/Knowledge of market rates/prices.
• Assist Facade Teams in proposing & review of VE options at all stages & implements the same.
• Expert in Analysing Commercial bids & identify large variations/deviations of prices in bids & initial negotiations with the bidders.
• Expert in reviewing all variations & negotiate prices with Contractors.
• Allocate the works in a manner that the number of associates in his team are optimum and everyone shares an equal workload and remain fully engaged throughput the work duration
• Controlling the budget with regards to the award of the works & variations.
• Timely preparation of Facade CTC for the projects which involves gathering information from SAP for the invoiced values of the awarded scope, variations likely to happen for the quantities thereof, possibility of new items, rate escalations if any, review with design, procurement and site teams for their feedbacks if any

Concept Stage:

• Good knowledge of Facade design & its cost implications.
• Involve at concept stage & provide quick cost estimates & cost for various engineering options to match the architect intent.
• Generation of Facade Budget & obtain Approval from Top Management.

Tender & Contract Stage:

• Generation & Scripting of Contract documents like Specifications, GCC, SCC, BOQ, Addendums & all other relevant documents for Clarity leading to Zero Variations & Claims by Contractor /Vendors/Suppliers.
• Review & analyze tenders for attachment within 15-30 days from receipt of tender depending on the segment
• Give Inputs to Contract/Tender Documents in line with Design Intent, desired quality standards, adhering to budget norms, ease of Construction & Business plan timelines
• Lead the commercial evaluation of all bids, generate comparative rate analysis & recommend the best price options.
• Review changes & recommend quick estimates & cost implications.
• Evaluate the contractors variation claim.
• Constantly review VE options & forward cost effective alternatives that still meet the project criteria(s) & sales intents,
• Review CRN's & provide rate inputs
• Lead technical site audit, generate reports & recommendations.

Training and Development:

• Ensure knowledge and skill upgradation through periodic trainings and knowledge sharing sessions for all associates of Facade team across all Functions and Contractors in order to share best practices.
• Establish a systematic plan for training and knowledge upgradation for all associates

Team Development

• Establish project related KRAs and individual KRAs for Façade associates
• Monitor performance of respective team members & reviewing their KRA's
