Position Overview:

The Construction Methods Planning Cell (CMPC) is a specialized department responsible for strategizing, optimizing, and standardizing construction methods to enhance efficiency, cost-effectiveness, and sustainability in real estate projects. The role involves working closely with design, procurement, project management, and execution teams to ensure the construction methodologies align with organizational goals and industry best practices.

Key Responsibilities:

1. Construction Methodologies Development:
   • Research and implement innovative construction techniques to reduce time, cost, and waste.
   • Create standardized construction procedures for greenfield, redevelopment, JV/JD, and outright purchase projects.
2. Planning and Scheduling Support:
   • Collaborate with the project planning team to align construction methods with timelines and milestones.
   • Develop detailed construction workflows and phase-wise execution plans.
3. Resource Optimization:
   • Identify material, manpower, and machinery requirements based on planned methodologies.
   • Optimize resource utilization to minimize redundancy and ensure cost efficiency.
4. Technology and Tools Implementation:
   • Evaluate and recommend advanced construction technologies, such as precast construction, modular building systems, and BIM integration.
   • Ensure seamless integration of construction methods with digital tools and platforms.
5. Sustainability and Compliance:
   • Incorporate sustainable practices in construction methods, such as energy-efficient systems and eco-friendly materials.
   • Ensure compliance with regulatory standards, safety norms, and environmental guidelines.
6. Cross-functional Coordination:
   • Work with design and engineering teams to validate construction feasibility during the design phase.
   • Coordinate with vendors, contractors, and consultants for method-specific execution.
7. Training and Development:
   • Conduct training sessions for site teams on new construction methods and technologies.
   • Create detailed process documentation and guidelines for internal stakeholders.
8. Quality and Performance Monitoring:
   • Monitor the implementation of construction methods across projects to ensure quality standards.
   • Analyze outcomes and suggest continuous improvements.

Required Skills and Qualifications:

• Educational Background: Degree in Civil Engineering, Construction Management, or a related field.
• Experience: 5 10 years in construction planning, methods engineering, or a similar role within the real estate sector.
• Technical Skills: Proficiency in project planning tools (e. g. , Primavera, MS Project), BIM, and CAD software.
• Knowledge: Strong understanding of construction materials, techniques, and emerging technologies.
• Soft Skills: Excellent problem-solving, coordination, and communication skills.
