Job Purpose:
The Pre-Sales Manager plays a pivotal role in bridging the gap between potential clients and our sales team. Responsible for managing leads, coordinating site visits, conducting market and competitor analyses, and ensuring seamless communication between pre-sales and sales teams, the Pre-Sales Manager ensures that Kanopy Ventures delivers tailored and effective sales strategies that align with client objectives and market demands. Additionally, the Pre-Sales Manager will lead and develop a small team to achieve weekly site visit targets, a core focus of the company.

Key Responsibilities:

1. Lead Management and Team Oversight

  • Lead Calling and Qualification:

Proactively Call Leads: Reach out to incoming qualified leads promptly to engage potential clients.

  • Manage Incoming Leads: Handle all incoming leads efficiently, ensuring timely follow-ups and nurturing.
  • Qualification: Assess the readiness and suitability of leads based on predefined criteria to prioritize high-potential prospects.



Team Management:

  • Lead a Team: Manage and oversee a team of 2-3 pre-sales representatives, ensuring they are motivated and productive.
  • Set Preset Targets: Establish and communicate weekly targets for site visits to ensure the team meets the company's core objectives.
  • Monitor Performance: Track individual and team performance against targets, providing feedback and support as needed.


Training and Development:

  • Conduct Training Sessions: Organize and lead training programs to enhance the team's skills in lead management, communication, and sales techniques.
  • Assess and Evaluate: Regularly assess team members' performance, identifying strengths and areas for improvement.
  • Upgrade Team Skills: Implement strategies for continuous learning and development to keep the team updated with industry best practices.


2. Market Research and Analysis

  • Market Trends: Continuously monitor and analyze Bangalores real estate trends, including pricing fluctuations, demand-supply dynamics, and emerging neighbourhoods.
  • Competitor Analysis: Conduct comprehensive analyses of competitors projects, pricing strategies, marketing tactics, and sales performance.
  • Customer Demographics: Identify and analyze target buyer segments for different projects to tailor marketing and sales strategies effectively.


3. Sales Strategy Development

  • Sales Planning: Develop strategic sales plans aligned with client goals and current market conditions.
  • Pricing Strategy: Advise clients on competitive pricing based on thorough market analysis.



4. Site Visit Coordination

  • Organize Site Visits: Schedule and coordinate site visits for potential buyers, ensuring all logistical aspects are managed smoothly.
  • Client Reception: Ensure professional and welcoming reception of clients at project sites.
  • Follow-Up: Conduct follow-up communications after site visits to gather feedback, address additional queries, and move clients further down the sales funnel.


5. Reporting and Data Management

  • Report Generation: Compile and analyze sales data, lead statuses, and other relevant metrics into clear and informative reports.
  • Data Quality Insights: Evaluate the quality and accuracy of collected data, providing insights and recommendations to enhance data management practices.
  • Post-Visit Reports: Create detailed post-visit reports summarizing client discussions, feedback, and follow-up actions, and share them with relevant stakeholders.


6. Communication and Coordination

  • Cross-Team Collaboration: Maintain effective communication channels between pre-sales, sales, and closing teams to ensure seamless client transitions.
  • Channel Partner Management: Manage relationships with channel partners, including regular communications and performance evaluations.
  • Social Media Engagement: Manage LinkedIn activities, including daily postings about projects, coordinating creative content, and growing the companys LinkedIn following.


7. Administrative and Continuous Improvement

  • CRM Management: Efficiently utilize CRM systems to track leads, manage interactions, and update client information.
  • Delegation Protocol: Implement and manage a delegation process to ensure continuity in pre-sales activities during team member absences.
  • Continuous Learning: Stay updated with industry best practices, participate in training sessions, and contribute to the continuous improvement of pre-sales processes.


Qualifications and Skills:

  • Educational Qualifications:
  • Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field.
  • MBA or equivalent advanced degree is a plus.


Professional Experience:

  • Minimum of 5 years of experience in pre-sales, sales management, or a similar role within the real estate industry.
  • Proven track record of successfully managing pre-sales activities and contributing to sales growth.


Technical Skills:

  • Proficiency in Customer Relationship Management (CRM) software (e.g., Salesforce, HubSpot).
  • Strong knowledge of real estate market trends and competitive landscape in Bangalore.
  • Ability to analyze data and generate actionable insights.


Soft Skills:

  • Excellent communication and interpersonal skills.
  • Strong analytical and problem-solving abilities.
  • Ability to multitask and manage time effectively.
  • High level of organization and attention to detail.
  • Leadership skills to manage and develop a small team.
  • Ability to work collaboratively in a team environment.



Preferred Qualifications:

  • Experience in managing channel partners and developing strategic partnerships.
  • Familiarity with digital marketing strategies and tools.
  • Understanding of real estate banking formalities and financing options.


Reporting Structure:

  • Reports to: Site Head or Sales Director
  • Direct Reports: 2-3 Pre-Sales Representatives
