US Operations Specialist

Role & responsibilities

Job Summary:

The US Operations Specialist is responsible for identifying, evaluating, and securing optimal locations for office and work product installations across the United States. This remote role focuses on location scouting, site evaluation, regulatory compliance, and ensuring efficient communication with property owners, local authorities, and internal teams. The ideal candidate will have strong research and negotiation skills, along with exceptional communication abilities to manage and coordinate across multiple regions.

Key Responsibilities:

• Location Research & Scouting:
• Conduct in-depth research to identify high-potential locations for product installations across various urban, suburban, and corporate environments.
• Analyze market trends, traffic patterns, accessibility, and zoning regulations to select strategic locations.
• Perform virtual assessments and, if needed, coordinate with local contacts or vendors for on-site evaluations.
• Evaluation & Feasibility Analysis:
• Assess the suitability of each location for product installation, taking into account technical specifications, access to utilities, structural compatibility, and compliance with local regulations.
• Collaborate with project and engineering teams to understand installation requirements and determine location feasibility.
• Compile and present site evaluation reports, with recommendations for final approval.
• Stakeholder Communication & Negotiation:
• Initiate and manage outreach to property owners, corporate landlords, and municipal authorities to discuss location options, requirements, and potential partnerships.
• Negotiate leasing terms, placement agreements, and other contractual details to secure favorable terms for the company.
• Act as the primary point of contact for all communications related to location selection and regulatory compliance, ensuring transparency and regular updates to internal teams.
• Regulatory Compliance & Documentation:
• Research local zoning laws, permit requirements, and other regulations to ensure all product installations meet legal standards.
• Coordinate with the legal team to draft and review site agreements, ensuring adherence to company policies.
• Maintain organized documentation of all location agreements, regulatory research, and permits for reference and project tracking.
• Reporting & Cross-Functional Collaboration:
• Generate and distribute regular status reports on location hunting progress, including insights into new markets, permitting challenges, and location feasibility.
• Work closely with cross-functional teams, including operations, legal, and project management, to support installation timelines and resolve any location-related challenges.

Requirements:

• Experience:
• Minimum of 2-3 years in real estate, location scouting, operations, or project coordination, with a focus on commercial or retail installations.
• Experience with location analysis, and managing multiple projects across various regions.
• Education:
• Bachelors degree in business, real estate, urban planning, or a related field preferred, but relevant work experience will be considered.
• Skills:
• Strong research, analytical, and organizational skills to conduct and present market and location data.
• Excellent communication and negotiation skills for coordinating with a wide range of external and internal stakeholders.
• Proficiency in Microsoft Office, Google Workspace, and project management tools.
• Knowledge of Regulations:
• Familiarity with US zoning and permitting processes, as well as commercial property requirements.
• Understanding of compliance issues related to product installation and public space utilization.
