Responsibilities:
- Lease Abstraction
- Lease Move-in, Move-out, Termination, Possession and other Lease related set up in the database
- Lease Amendment Abstraction and Update
- Prepare back up calculation report for all new lease set ups
- Process Revise Billings to make Ledger Adjustments
- Data management & Critical Date management
- Certificate of Insurance (COI) Management
- Security Deposit Input and Release
- Paying, tracking and recovering Security Deposits and LOCs
- Track the co-tenancy provision
- Track the sales KO provision
- Rent Revisions (Fixed rent increase)
- Estoppels & SNDA Management
- Verify the Late Fee Processed by the Landlord
- Late Fee Billing
- Co-Tenancy Management
- Percentage Rent Activity (Retail Leases) - Submit gross sales per lease requirements
- Gross Sales Management/Percent Rent Management
- Move-In (set up in the Database)
- Move-out (Process Termination and perform move-out reconciliation)
- Amendment Update in Database
- Correspondence - Draft Tenant letter regarding Amendments, Rent Commencement letter, Late Fees etc.
- VAT, GST and Local Sale Tax Calculations for Filing
- Periodic Tax computation / filings (i.e. VAT,ST and GST) computations for Filling
