Position Purpose and Summary:-
We are seeking an experienced professional to lead our Real Estate Business Development team across the West and South regions. This position is responsible for identifying, negotiating, and securing prime retail locations in malls and high streets, with the goal of expanding our brand presence effectively and strategically. The ideal candidate will bring extensive industry experience, a solid understanding of market dynamics, and the ability to build and maintain a strong network of property consultants and developers.
Essential Duties and Responsibilities
- Lead and mentor the RBD team to achieve store expansion targets and maintain high performance standards.
- Develop and manage a pipeline of potential properties for retail expansion, ensuring alignment with business objectives.
- Build and maintain strong networks with malls, high streets, property consultants, and developers.
- Source and identify properties in target markets, with a thorough understanding of geographical nuances.
- Negotiate commercial terms and agreements with landlords and developers to secure favorable conditions.
- Oversee and prepare property presentations, commercial notes, and IRR discussions to align stakeholders.
- Ensure legal due diligence and proper documentation for each property transaction.
- Act as the primary point of contact for landlords and franchisees, addressing issues and maintaining productive relationships.
- Coordinate closely with internal teams, especially Legal and Finance, to ensure smooth, timely execution of projects.
Desired Skills and Acumen
- A Bachelor's or Master's degree is required for this role.
- Minimum 10-12 years of experience in real estate business development, with a proven record of launching 100-150 stores.
- Strong team leadership skills with an ability to inspire and motivate.
- Thorough geographical knowledge of the West and South regions.
- Excellent networking skills with established contacts in malls, high streets, and the property market.
- Strong problem-solving ability and potential for future growth within the organization.
- Excellent communication, analytical, and negotiation skills, with local language understanding as a plus.
- Highly organized, with attention to detail and a results-oriented mindset.
- Proficient in Excel and PowerPoint for reporting and presentations.
- Tenacity and influence to drive timely outcomes, especially with internal stakeholders in Legal and Finance
