Position Overview
The Business Head - Township serves as the chief administrative and operational leader for Della's township projects. This role involves managing all facets of luxury township development, including planning, budgeting, contracts, operations, and client engagement. The incumbent will ensure seamless integration of Dellas high-end offerings into township projects, maintaining the companys legacy of quality and innovation.
Key Responsibilities
1. Strategic Planning & Project Lifecycle Management
- Define and implement strategic plans for township projects, aligned with Della’s business goals.
- Lead the entire project lifecycle, from conceptualization to completion, including feasibility studies, zoning approvals, design development, construction, and handover.
- Conduct market research to identify trends, consumer needs, and competitive positioning.
- Manage the master plan for townships, ensuring efficient land utilization, sustainability, and compliance with luxury standards.
2. Contracts and Legal Compliance
- Draft, negotiate, and finalize contracts with contractors, vendors, consultants, and other stakeholders.
- Ensure all contracts align with project timelines, budgets, and quality expectations.
- Monitor legal compliance with local, state, and national regulations, including township zoning, environmental laws, and safety standards.
- Resolve disputes related to contracts, land use, and construction in a timely and efficient manner.
3. Financial Operations and Budget Management
- Develop and manage project budgets, covering land acquisition, design, construction, marketing, and operational costs, ensuring alignment with organizational goals.
- Implement cost-control measures to prevent budget overruns while maintaining luxury quality standards.
- Oversee financial aspects of township services (rentals, leases, maintenance fees), ensuring accurate billing and timely revenue collection.
- Establish and manage payment schedules for vendors, contractors, and service providers, ensuring timely disbursements and adherence to project timelines.
- Identify and secure funding opportunities (grants, loans, investments), ensuring compliance with funding requirements.
- Prepare detailed monthly, quarterly, and annual financial reports, providing insights into profitability, cash flow, and risks.
- Coordinate internal and external audits, ensuring financial integrity and compliance with financial regulations.
- Assess and recommend investment opportunities for township infrastructure to ensure long-term value.
- Manage procurement finances, ensuring competitive pricing and timely deliveries, and maintain asset records.
- Identify financial risks, such as market volatility and cost escalations, and implement mitigation strategies.
- Ensure compliance with tax laws and regulatory requirements, overseeing accurate and timely filing of taxes and statutory obligations.
Operational Excellence
- Oversee the coordination of architectural, design, construction, and operational teams to ensure project milestones are met.
- Ensure the highest standards of quality control and assurance throughout the project lifecycle.
- Monitor township infrastructure, amenities, and public services, including roads, utilities, recreational spaces, and security systems.
- Establish and enforce maintenance schedules for township assets to ensure long-term operational efficiency.
4. Stakeholder Engagement and Community Relations
- Build and maintain strong relationships with HNIs, institutional clients, government authorities, and local communities.
- Act as the primary representative for township projects during negotiations, public hearings, and community events.
- Respond to resident inquiries and resolve concerns effectively, promoting a positive image of the township.
5. Leadership and Team Management
- Lead a multidisciplinary team, including project managers, architects, engineers, and operational staff.
- Develop and implement performance metrics for teams, ensuring accountability and productivity.
- Foster a collaborative and innovative work culture, encouraging continuous learning and growth.
- Conduct regular performance reviews and provide mentoring and training opportunities for team members.
Qualifications
Education
- Bachelor’s/Master’s Degree in Business Administration, Real Estate Development, Architecture, Civil Engineering, or a related field.
Experience
- 10+ years of leadership experience in township development, luxury residential/commercial projects, or large-scale infrastructure management.
- Proven expertise in contract negotiation, financial management, and regulatory compliance.
- Experience working with luxury brands and high-end clientele is preferred.
Skills
- Strong strategic thinking and problem-solving abilities.
- Exceptional communication and negotiation skills, with the ability to manage diverse stakeholders.
- Proficiency in project management tools, financial modeling, and legal documentation.
- Thorough knowledge of township zoning, land use planning, and environmental compliance.
Essential Functions
- Develop and implement operational policies and procedures to streamline township management.
- Maintain meticulous records of project progress, budgets, and compliance reports.
- Conduct regular audits to ensure adherence to Della’s quality and luxury standards.
Work Environment
This position requires regular travel between Mumbai and Lonavala. The role involves high-level engagement with internal teams, external stakeholders, and community representatives.
