Job Description

We are seeking a skilled and proactive Technical Liaison Manager to join our real estate team in Bangalore. This role is primarily focused on managing liaison activities with various government authorities and regulatory bodies to secure necessary approvals and permits for real estate development projects. The ideal candidate will have deep knowledge of local government processes, zoning laws, building codes, and environmental regulations. The successful candidate will facilitate smooth interactions with government officials to ensure timely approvals, compliance, and the successful progression of real estate projects.


Key Responsibilities:


Government Liaison:

    • Act as the primary point of contact between the company and local government authorities, including municipal corporations, zoning bodies, environmental authorities, and regulatory agencies.
    • Ensure timely submission of required documents and facilitate the approval process for land acquisitions, construction permits, environmental clearances, and other legal requirements.
    • Coordinate with various government departments to resolve any issues related to approvals, including planning, construction, and land use.

Regulatory Compliance:

    • Ensure that all real estate development projects comply with local building codes, zoning laws, environmental regulations, and safety standards in Bangalore.
    • Monitor any changes in government regulations, building codes, and policies, and communicate the impact on ongoing and upcoming projects.
    • Assist the legal team in handling disputes or regulatory challenges related to approvals, permits, or compliance issues.

Documentation and Reporting:

    • Prepare and submit all required documentation for government approval processes, ensuring compliance with the specific requirements of each authority.
    • Track and maintain records of all submitted approvals, permits, and regulatory correspondences.
    • Generate progress reports on the status of government approvals, presenting them to senior management regularly.

Project Coordination:

    • Collaborate with the project management, design, and construction teams to ensure that all technical aspects of the project are aligned with regulatory requirements.
    • Identify any potential risks or delays in obtaining government approvals and work proactively to address them.
    • Facilitate meetings between the project team and government officials to ensure alignment on project timelines and regulatory requirements.

Permit and License Management:

    • Manage the process of obtaining various project permits such as building permits, environmental clearances, and other statutory approvals.
    • Ensure all permits and licenses are secured before project initiation and throughout the project lifecycle.
    • Track renewal dates for permits and licenses, ensuring that all necessary documentation is up-to-date.

Stakeholder Management:

    • Build and maintain strong relationships with key government officials, regulatory bodies, and other stakeholders to facilitate smooth approval processes.
    • Represent the company at government meetings, hearings, and discussions, advocating for approvals and addressing any concerns raised by authorities.

Risk Management:

    • Assess regulatory risks that may affect project timelines or costs and develop strategies to mitigate such risks.
    • Proactively address any potential roadblocks or delays in the approval process by liaising with government officials to expedite decisions.

Project Development Support:

    • Provide ongoing support and guidance to project managers and teams regarding governmental procedures, ensuring compliance during all stages of the project.
    • Act as an advisor to senior management on government-related matters affecting project timelines and costs.

Qualifications:

  • Bachelors or Masters degree in Civil Engineering, Architecture, Urban Planning, or a related field.
  • Minimum 7 years of experience in managing liaison work for real estate projects, specifically dealing with government approvals and regulatory processes.
  • Strong understanding of local regulations in Bangalore, including building codes, zoning laws, environmental regulations, and urban planning policies.
  • Experience working directly with government agencies such as municipal corporations, development authorities, and environmental departments.
  • Excellent communication skills, with the ability to navigate government bureaucracies and liaise effectively with various authorities.
  • Strong problem-solving and negotiation skills to resolve issues with authorities and ensure timely approvals.
  • In-depth knowledge of the real estate development process, from land acquisition to construction.
