Job Title - Head of Finishes

Job Overview :

We are seeking an experienced and dynamic Head of Finishes to oversee the design, selection, and implementation of high-end finishes in luxury residential projects, including luxury villas, apartments, and star-rated hotels. The ideal candidate will have a deep understanding of both external finishes and interior fit-out projects, with a focus on material selection, quality control, and design excellence. This role will lead a team of finishes specialists and collaborate closely with project teams to ensure that all finishes meet the highest industry standards.

Key Responsibilities :

1. Leadership & Project Management :

- Lead and manage all aspects of finishes-related work for luxury villas, apartments, and hospitality projects.

- Coordinate with architects, designers, contractors, and suppliers to ensure the seamless execution of project finishes.

- Oversee multiple projects, ensuring that they are completed on time, within budget, and to the highest standards of quality.

- Review and approve finishes schedules, including deadlines, procurement timelines, and material delivery schedules.

- Develop and implement quality control processes to monitor the installation and application of finishes.

- Provide technical leadership and guidance to the team, including junior finish specialists and site staff.

2. Material Selection & Procurement :

- Select premium materials for both external and internal finishes that align with the projects aesthetic and functional goals.

- Work closely with designers to ensure the material choices complement the overall design vision.

- Stay updated on the latest trends, technologies, and innovations in high-end finishes.

- Establish relationships with top-tier suppliers and manufacturers to source materials with exceptional quality and unique design features.

- Negotiate with suppliers to ensure competitive pricing while maintaining product excellence.

3. External Finishes & Fa- ade Design :

- Oversee the selection and application of external finishes for luxury villas, apartments, and hotels, ensuring a high-quality and aesthetically cohesive outcome.

- Work with architects and structural teams to ensure finishes are in line with the architectural design

and environmental considerations.

- Ensure the durability and maintenance of external finishes, accounting for weather conditions, long-

term performance, and sustainability.

4. Interior Fit-Outs :

- Supervise the execution of luxury interior fit-outs, ensuring that all finishessuch as flooring, wall

treatments, ceilings, and cabinetryare executed according to design specifications.

- Collaborate with interior designers to ensure that all design elements align with client expectations

and design goals.

- Oversee the detailed installation of luxury fixtures, fittings, and finishes, ensuring perfection in every

detail.

5. Quality Control & Compliance :

- Ensure that all work is carried out in compliance with local building codes, safety standards, and

luxury industry best practices.

- Conduct site inspections to monitor the quality of workmanship, material application, and adherence

to design intent.

- Identify and resolve any issues related to finishes during the construction and fit-out phases.

- Implement procedures for ongoing maintenance and upkeep of finishes to preserve the luxury quality of the projects.

6. Client & Stakeholder Liaison :

- Act as the main point of contact for clients and stakeholders on matters related to finishes, ensuring

clear communication and addressing any concerns.

- Provide clients with detailed reports on material selection, project progress, and timelines.

- Ensure that client specifications and preferences are fully understood and executed accurately.

Skills & Qualifications :

Experience :

- Minimum 20 years of experience in high-end luxury projects, with at least 5 years in a senior or leadership role overseeing finishes in luxury villas, luxury apartments, and star hotels.

- Proven experience in - external finishes- and - luxury interior fit-outs- for upscale residential and hospitality properties.

- Strong portfolio demonstrating successful project completion with emphasis on high-quality finishes.

- Gulf or abroad experience is much preferred.

Education :

- Degree in Architecture, Civil Engineering, Interior Design, or a related field.

- Additional certifications or courses in luxury construction, materials science, or project management

are advantageous.

Skills & Competencies :

- Strong knowledge of high-end construction materials and finishes (e.g., marble, rare woods, bespoke

fixtures, etc.).

- In-depth understanding of the entire construction and fit-out process, from design through to

completion.

- Expertise in working with top-tier suppliers and manufacturers of luxury materials.

- Ability to interpret architectural and design plans and implement them with precision.

- Strong leadership, organizational, and project management skills.

- Exceptional attention to detail and a commitment to delivering superior quality work.

- Excellent communication skills and ability to collaborate with multiple stakeholders.

Technical Skills :

- Proficiency with project management software (MS Project).

- Familiarity with design software (AutoCAD, Revit, SketchUp) is a plus.
