A hypothetical scenario was presented wherein a commercial IT park is not performing well and vacancy levels are quite high. The IT sector is not performing well and hence there is no leasing demand coming in. The IT park has substantial vacant land within the campus which can still be developed. A large automobile manufacturer want to setup its office in the campus but rental offered is quite low. Should the asset owner divest the IT park or develop the land and then divest the IT park or keep holding the asset and diversify the assets within the campus?
