Job Description

Position Overview:

The Head of Project & Planning is a senior leadership role responsible for overseeing and directing all project management and planning activities for our real estate developments in the hilly regions of India. This includes residential, commercial, and mixed-use projects. The role demands a strong blend of technical expertise, strategic thinking, and leadership skills to ensure projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:


Project Management:

    • Lead and manage multiple real estate projects from conception to completion.
    • Develop comprehensive project plans, including timelines, budgets, resources, and risk management strategies.
    • Monitor project progress and performance, ensuring adherence to project plans and timelines.
    • Coordinate with contractors, architects, engineers, and other stakeholders to ensure seamless project execution.
    • Planning & Development:
    • Conduct feasibility studies and site assessments to evaluate potential project opportunities.
    • Oversee the design and planning phase, ensuring alignment with regulatory requirements and company standards.
    • Collaborate with the land acquisition team to identify and secure suitable properties for development.
    • Budgeting & Financial Management:
    • Prepare and manage project budgets, ensuring cost control and financial efficiency.
    • Analyze financial reports and make data-driven decisions to optimize project profitability.
    • Liaise with the finance department to ensure accurate financial reporting and forecasting.
    • Regulatory Compliance:
    • Ensure all projects comply with local, state, and national building codes and regulations.
    • Obtain necessary permits and approvals from relevant authorities.
    • Stay updated on changes in regulations and incorporate them into project plans as needed.
    • Team Leadership:
    • Build and lead a high-performing project management and planning team.
    • Provide mentorship, training, and development opportunities to team members.
    • Foster a collaborative and innovative work environment.
    • Stakeholder Management:
    • Maintain strong relationships with internal and external stakeholders, including investors, clients, and community members.
    • Communicate project status, challenges, and successes to stakeholders through regular updates and reports.
    • Address and resolve any issues or conflicts that arise during the project lifecycle.
    • Quality Assurance:
    • Implement quality control measures to ensure the highest standards of construction and design.
    • Conduct regular site inspections and audits to monitor compliance with quality standards.
    • Address any defects or issues promptly and effectively.

Qualifications:

  • Education: Bachelors degree in Civil Engineering, Architecture, Construction Management, or a related field. A Masters degree or MBA is preferred.
  • Experience: Minimum of 10 years of experience in project management and planning within the real estate industry, with a focus on developments in hilly or challenging terrains.

Skills:

    • Strong project management skills with a proven track record of delivering complex projects on time and within budget.
    • Excellent leadership and team management abilities.
    • In-depth knowledge of construction processes, regulations, and best practices.
    • Exceptional communication and interpersonal skills.
    • Proficiency in project management software and tools.
    • Ability to analyze and interpret financial data.

  • Certifications: PMP (Project Management Professional) or equivalent certification is desirable.
