Job Description

The role of a Real Estate Project Coordinator, specifically reporting to the EPC (Engineering, Procurement, and Construction) Head, involves overseeing and ensuring the smooth execution of real estate projects, typically in a construction or development context. The main responsibility of a Project Coordinator in real estate is to manage various aspects of the project lifecycle, from planning through to delivery, while coordinating with different stakeholders, including engineers, architects, contractors, and vendors. This role requires a mix of technical, management, and interpersonal skills.


Key Responsibilities:

Project Planning and Coordination:

    • Assist the EPC Head in creating detailed project plans, timelines, and budgets.
    • Coordinate with various departments (engineering, procurement, construction, legal, finance) to ensure alignment.
    • Track project progress, ensuring it stays on schedule and within budget.

Reporting and Documentation:

    • Prepare regular status reports, highlighting key project milestones, risks, and issues, to be shared with the EPC Head and stakeholders.
    • Maintain project documentation, including contracts, change orders, and project schedules.
    • Ensure that all project documentation is updated and compliant with regulations.

Vendor and Contractor Management:

    • Liaise with vendors, contractors, and subcontractors to ensure timely delivery of services and materials.
    • Monitor the performance of contractors and suppliers, ensuring adherence to quality, timelines, and cost requirements.
    • Address issues related to contractor performance, ensuring they align with project specifications.

Risk Management:

    • Identify potential project risks and help develop strategies to mitigate them.
    • Communicate and resolve project-related issues promptly, keeping the EPC Head informed.

Quality Control:

    • Work closely with project managers and engineers to ensure the project meets the required quality standards.
    • Monitor the implementation of safety protocols and quality assurance processes throughout the project lifecycle.

Stakeholder Communication:

    • Act as the primary point of contact between the EPC Head and other departments or stakeholders.
    • Communicate project status updates to all stakeholders, ensuring transparency and clarity.

Compliance and Regulatory Adherence:

    • Ensure the project adheres to all relevant legal, environmental, and safety regulations.
    • Coordinate with regulatory bodies as needed to ensure compliance.

Key Skills Required:

Project Management Skills:

    • Strong understanding of project management principles, methodologies, and tools (e.g., Microsoft Project, Primavera, etc.).
    • Ability to multitask and manage multiple aspects of the project simultaneously.

Communication Skills:

    • Excellent written and verbal communication skills to ensure effective reporting to the EPC Head and other stakeholders.
    • Ability to explain complex technical issues in a simple manner.

Leadership and Teamwork:

    • Ability to lead cross-functional teams, manage contractors, and work collaboratively with other departments.
    • Conflict resolution skills to handle any disagreements or challenges that arise during the project.

Technical Knowledge:

    • Understanding of engineering, construction processes, and procurement in a real estate context.
    • Familiarity with building codes, construction standards, and regulations.

Problem-Solving and Analytical Skills:

    • Ability to identify issues early and develop practical solutions.
    • Strong analytical skills to assess project risks, costs, and timelines.

Time Management and Organization:

    • Ability to effectively prioritize tasks and meet deadlines.
    • Strong organizational skills to keep track of project activities, resources, and documentation.

Proficiency in Software:

    • Knowledge of project management tools (e.g., Microsoft Project, Primavera, AutoCAD, etc.).
    • Competency in Microsoft Office Suite (Excel, Word, PowerPoint).

Reporting Structure:

  • The Real Estate Project Coordinator reports directly to the EPC Head, keeping them informed about project progress, challenges, and risks.
  • The coordinator works closely with other departments such as procurement, engineering, finance, and construction teams to ensure that the project aligns with goals set by the EPC Head.
