Job Description

MGB is a leading professional services firm offering audit, tax, and advisory solutions, with a robust real estate valuation practice. We are looking for an experienced VP/AVP - Real Estate Valuation to spearhead valuation services in the Indian domestic market. This role combines technical expertise, business development, and strategic leadership to drive the growth of the valuation practice.

Role Overview :

As the VP/AVP - Real Estate Valuation, you will manage end-to-end valuation projects for a variety of real estate assets. You will focus on growing the business, managing key client relationships, and driving profitability. This position involves leading a team, overseeing valuation processes, and developing business opportunities within the real estate market.

Key Responsibilities:

- Valuation Leadership: Lead the execution of real estate valuation assignments using advanced techniques such as DCF, comparable analysis, and cost approaches for different property types (commercial, residential, industrial).

- Business Development: Identify and secure new business opportunities, leveraging existing relationships and expanding the client portfolio across the Indian domestic market. Collaborate with key stakeholders to develop strategies for growth in the valuation practice.

- P&L Leadership: Take ownership of the valuation vertical's P&L, ensuring revenue targets, profitability, and cost-efficiency are achieved. Develop and implement strategies to optimize financial performance.

- Client Management: Build and maintain strong relationships with key clients, including developers, institutional investors, and corporate clients. Provide expert advisory on valuation strategies, market insights, and investment opportunities.

- Transaction Structuring: Oversee complex real estate transactions, including land acquisitions, lease rental discounting, and forward sales, ensuring proper valuation and deal structuring.

- Team Management: Lead and mentor a team of valuation professionals, ensuring the delivery of high-quality reports on time and in compliance with industry standards such as IVS, RERA, and RBI regulations.

- Quality Assurance: Review and approve valuation reports, ensuring accuracy, adherence to compliance standards, and alignment with best practices.

- Market Insights & Research: Stay up-to-date with the latest trends in the real estate market, regulatory changes, and valuation practices. Contribute to thought leadership by sharing insights with the team and clients.

Technical Expertise Required:

- Expertise in real estate financial modeling, including cash flow projections, IRR, NPV calculations, and complex transaction structuring.

- Advanced knowledge of valuation software such as Argus and MS Excel, along with familiarity with industry-specific tools.

- Thorough understanding of Indian valuation standards, RERA, and financial reporting norms (IFRS).

- Strong understanding of debt financing, lease rental discounting, and real estate capital markets.

Qualifications and Skills:

- Educational Background: MBA/PGDM in Finance, Real Estate, or related fields. Certifications such as CFA Level 3 or MRICS are highly preferred.

- Experience: Minimum 8-15 years of experience in real estate valuation, with extensive exposure to the Indian market and proven success in business development.

- P&L Leadership: Demonstrated ability to lead a business vertical, manage P&L, and achieve financial targets.

- Leadership & Communication: Strong leadership skills with a proven ability to manage teams and deliver high-quality results. Excellent communication skills for client interaction and business development.
