Senior Manager - Business Development
Job Description:
- As the Regional Head of Business Development for Property Acquisition, you will lead the identification and acquisition of suitable properties for store expansion in your assigned region.
- This role requires strong negotiation skills, strategic thinking, and cross-functional collaboration to ensure successful store openings and performance.
Key Responsibilities:
Store Opening & Property Acquisition:
- Identify potential properties in target regions, negotiate commercial and legal terms with landlords, and work closely with the legal team to ensure due diligence.
- Coordinate the possession and fit-out processes, ensuring timely registration and collaboration with internal departments for smooth store openings.
- Build a pipeline of new store locations based on identified catchment areas.
Sales Projections & Performance:
- Oversee sales projections for newly acquired properties, ensuring stores meet the anticipated performance.
- Take proactive steps to improve store sales if projections are not met.
Technology Adoption & Reporting:
- Create and present property scouting reports using company-approved formats and PowerPoint presentations.
- Quickly adapt to existing and new company applications, ensuring timely completion of tasks through digital tools.
Rental & CAPEX Optimization:
- Secure properties at competitive rental rates, negotiate cost savings with landlords, and reduce CAPEX expenses for new stores.
Relationship & Team Management:
- Lead a team with a focus on fostering a positive, collaborative working environment.
- Maintain strong relationships with both existing and new landlords, as well as external consultants, while upholding the company's integrity.
- Coordinate frequently with internal departments to build and sustain positive, long-term working relationships.
- 12+ years of relevant industry experience, with mandatory travel.
- MBA (preferred).
- Strong negotiation and communication skills.
- Entrepreneurial mindset with the ability to think strategically and drive results.
- High level of commitment and a passion for achieving targets.
- Excellent analytical and problem-solving abilities.
- Strong integrity and ability to collaborate in a fast-paced, team-oriented environment.
- Proficiency in Microsoft PowerPoint and other relevant applications.
