Source, Evaluate, and Create Feasibility Reports:
- Identify potential opportunities for society redevelopment and land acquisition.
- Conduct thorough evaluations and feasibility studies for proposed projects as per prevailing rule & Regulation.
- Prepare comprehensive feasibility reports and Project Cash-flow to facilitate decision-making processes.
Legal and Technical Due Diligence:
- Coordinate with internal teams and external consultants for legal and technical due diligence processes.
- Ensure compliance with all regulatory requirements and mitigate legal risks associated with land acquisition.
Negotiation and Offer Formulation:
- Draft term sheets and lead negotiations with landowners, society members, and developers.
- Formulate competitive offers aligned with project objectives and financial feasibility.
Financial Modeling and Project Financing:
- Collaborate with lenders to secure project and construction finance.
- Develop basic financial models to assess project viability and profitability.
Title Document Drafting and Registration:
- Work closely with legal teams to draft, sign, and register title documents.
- Facilitate the smooth transition of land ownership and project initiation processes.
Market and Regulatory Knowledge:
- Stay abreast of new regulations and economic reforms impacting the real estate sector.
- Demonstrate expertise in redevelopment processes, including tender and non-tender procedures.
Stakeholder Management:
- Represent the organization in negotiations with landowners, society members, and government bodies.
- Formulate policies and contracts to ensure mutually beneficial agreements.
Market Analysis and Business Planning:
- Gather market intelligence on prevailing sale-purchase rates and trends.
- Collaborate with cross-functional teams to prepare business plans and feasibility reports for new property proposals.
Financial Compliance:
- Prepare cash flows and business plans for ongoing projects.
- Coordinate with lenders and financial institutions for financing arrangements and compliance.
Skills Required:
- Knowledge of DCPR, IDCR and other municipal development regulation.
- Understand the revenue document and legal document of the property.
- Extensive experience in land acquisition in the real estate sector.
- Excellent negotiation skills with a proven track record of successful deal closures.
- Proficiency in financial modeling and analysis.
- Exceptional communication and interpersonal skills for effective stakeholder management.
- In-depth knowledge of the real estate market trends and dynamics in the Mumbai Metropolitan Region
- Having good network of IPC, PMC and brokers.
