Roles and Responsibilities:

• Review public records (deeds, mortgages, liens, etc.) to trace property history and confirm legal ownership.
• Verify the chain of title to ensure there are no gaps or inconsistencies that may impact ownership.
• Identify existing encumbrances (unpaid taxes, mortgages, judgments) that could affect property transfer or value.
• Confirm the propertys legal description and ensure it matches relevant records.
• Research public records in courthouses, county offices, and online databases for vital documents (e.g., past title deeds, wills, probates).
• Detect and report potential fraud or irregularities in the title history.
• Prepare comprehensive title reports, detailing encumbrances and the property's legal history.
• Assist in issuing title commitments for title insurance policies, pending issue resolution.
