Financial AccountabilitySuccessful delivery of multiple Project Sites Construction & Execution as assigned within given timelines and of highest quality with the help of available resources and budget.Conditions of Work:Project Managers will work directly on new Project Sites of HRE Clients. A trip to all the Regional and city locations will be required, so inter-city or within city travel is a condition of work. Labour laws of India are applicable as relevant.Role Overview Purpose:Supervise and Executes New HRE Clients Multiple Sites / Stores / Commercial or Residential / Formats / Models Projects Construction Execution in a given financial budgets and timelines Expectation By setting up Planning of All resources as identified by HOD by applying Principles of Project Management in sync with HRE & Client Quality Standards.Communication:Internal

• This position will interact with the Client to stay Client Projects and optimum utilisation of available resources for efficient, timely and cost-effective results.
• Project Manager will work closely with the Internal HRE Project Teams to ensure implementation of Project Execution of Prospective, WIP and / Or Completed Projects
• Interactions with other Vendors, Services Providers, Agencies involved in projects (internal or any support functions) will be frequent.

External

• This position will work closely with all external agency representatives, Civil interior General Contractors, product or service providers to ensure effective and efficient Project delivery support as per the specified guidelines and terms of contract.
• Other important relationships will be maintained with key Architects, Interior designer, product manufacturers or service provider, Clients or Clients appointed Resprentatives to incorporate the new technological or cost-efficient systems or work methods or understand and execute scope of works.

Main Duties:

1. Project fit out schedule preparation within stipulated time with respect to Site fit out activity, Manpower Requirement & Material Schedule in relation to timelines / deadlines.
2. Make Site Handover / Take over letter from respective Client / Landlord for a given site. And maintain relationship for any Project coordination works and or LL / Client scope of works deliverables.
3. Create Site measurement book and explain the same to project site Asst Managers / Supervisor for recording works executed measurement for each and every item as per civil interior and MEP – HVAC – IT Etc BOQ / Work order
4. Preparing Material list / Indent from day one or on weekly basis and as frequent as required for work orders or purchase orders
5. Coordinating site line out activity as per civil interior and furniture layout plan given by nominated architects.
6. Supervising on site fit out works on civil interior, electrical, MEP and HVAC vendors, contractor and service providers or as per scope of works given by Client
7. Executing the project on time and ensuring quality of execution is as per specified standards.
8. Bills processing, Quality / Quantity auditing and certifying as per the contract and contract conditions.
9. Coordinating with Client or Client Managers for any liaison requirement and supporting him and getting support from him.
10. Sending Daily – Weekly or PMs Site progress reports as per HRE Format and seeking guidance or support required to execute the project.
11. Making site readiness checklist before inviting Client or Client representative or any other agency appointed by client for project handover.
12. Making site handover documentation as per HRE project department standard check list
13. Snagging and de-snagging with Client or Client Team members.
14. Collecting and collating reports on various projects and various aspects of project from Project Supervisor.
15. Plan, estimate, list, Explain and coordinating on material, Drawings requirement with contractors, designers, consultants and executing construction
16. Coordinating pre and post contract, multidisciplinary project team and external consultants. Ensure implementation of strategies, logistics, planning and administration of the developments through the multidisciplinary team.
17. Help, coordinate or lead with internal and external teams to launch the new Project Site setup.
18. Maintain high level of coordination for updates with senior top management.
19. Drive management, LL’s, architect, contractors, and vendors, employees etc towards successful completion of project in a given time frame and budget.
20. Any other duties as may reasonably be requested by the management.

Additional Tasks:

• Standardized Reporting on Project Site Progress Tacking.
• Installation and testing of all equipment, MEP, HVAC, fire safety and networking service and preparing reports
• Preparing Histogram and PCN

Role Specifications Specify whether ‘essential’ and ‘desirable’ requirements.
QualificationsUG -Diploma - Civil, B.Tech/B.E. - Civil Or Electrical or Mechanical
Knowledge of Auto Cad software.
Experience

• Proven ability to lead and develop high performance teams.
• 6 to 8+ years in Project management and execution field with focus on Commercial / Residential Fitout Projects
• Experience with Corporate offices, Commercial Stores, F&B - QSR/ Hotel/ Retail brands Interior, MEP- HVAC and finishing work.
• Experience in dealing and getting work done with external agencies.
• Ex Army, Navy or Air force Candidate with engineering background is first reference

Skills

• Outstanding verbal and written communications skills in English, local state language and the ability to persuade others to consider a different point of view.
• Budget management / Rate Analysis / Billing & Estimation / Scheduling.
• Skill in developing and making effective presentations.
• Strong knowledge of interior fitout works, MEP, HVAC, Plant and machineries, fire safety, Lighting systems, Hardware networking development management. Creative and a critical trained eye for creative review
• Multiple language skills (desirable) Technical problem solver (desirable)

Technical Project and Maintenance Management Competencies Can draw, Read, interpret Architectural plans / Layout, MEP Plans / Layouts / HVAC plans / Layout , Equipment Data – Specifications etc Develop Project Cost Estimates , Track and analyze and interpret the variance Can prepare Site management and milestone charts / schedules
