Job Description
Performing valuation of assets related to Real Property for various Financial Reporting Purposes.
Performing valuation of leasehold interests / above - below leases.
Expertise in application of Cost Approach, Market Approach, and Income Approach to value different types of assets within Real Property.
Familiar with various Real Property third party sites and reports like MVS, CoStar, REIS, RCA, RERC etc.
Application of valuation techniques under different premises of valuation like ASC 805, ASC 350/360, ASC 820, etc.
Helping the team in making reports for external engagements, making the audit memos for various audit engagements.
Understanding the business and the assets of the company.
Coordinating with the US team and the clients/ GT audit team for various projects.
Training team members on various aspects of real property valuation.
Coordinating within a team of 2-4 people.
Supporting U.S. project teams in providing financial consulting services.
Analyzing historic and current financial information, projections and assumptions used for the same.
Identify deal issues, assess their impact on the transaction (valuation etc.) and advising on ways to address the issues.
Conduct analysis of transaction risks and ways to mitigate them.
Financial services relating to business and asset valuation.
Building financial models, analyzing financial statements, conducting industry research, and writing reports
Delivering high quality valuation work products and assisting other team members when required
Assisting internal clients on client development and practice development assignments
Interacting with internal clients and communicating with managers / directors / managing directors in the United States
Skills
Relevant experience of at least 1.5-3 years.
Understanding of basic accounting concepts, interpreting financial statements (PL, BS, IS, Cash Flow statements etc.)
Knowledge of Accounting and Corporate finance concepts. Sound knowledge of valuation methodologies such as Discounted Cash-Flow (DCF) and Direct Capitalization method of the Income Approach.
Familiarity with databases like MVS, CoStar, REIS, investor surveys like RERC, PwC and others which are commonly used for RE valuation.
Familiarity with using the Internet for data research; hands on experience with databases such as Factiva and Capital IQ, Bloomberg will be a plus.
Should possess in depth knowledge of advanced excel functions.
Understanding of data analytics tools like, Tableau, PowerBI, Alteryx etc. is not mandatory but desirable.
Excellent analytical, research, organizational, and project management skills.
Ability to manage multiple priorities and simultaneous projects in a rapidly growing practice.
Strong training, and mentoring skills
Availability to work additional hours and/or travel as needed.
Professional Experience / Qualifications
Master s degree in accounting, Finance, Economics, Business Administration, or related field.
Certification/license such as CA, CPA or CFA, and valuation credentials such as CVA, ABV, AVA or ASA preferred.
Accounting, finance, and economics knowledge; proficiency in US GAAP preferred.
