Job Summary

The Villa Sales Executive will be responsible for driving sales of luxury villas and residential properties in and around Chennai. The role will involve identifying potential buyers, conducting property viewings, managing negotiations, and closing sales. A strong understanding of Chennai's real estate market, along with excellent communication and negotiation skills, is essential for success in this role.

Key Responsibilities

Sales and Lead Generation

  • Actively generate leads through various sales channels, including referrals, online platforms, networking, and events. Identify prospective buyers, including investors and end-users.
  • Follow up with inbound inquiries and manage the entire sales process.

Property Presentations

  • Conduct property viewings and present detailed information about villas, including design, amenities, location, and investment value. Customize presentations to meet the specific needs of clients.

Client Relationship Management

  • Build and maintain strong relationships with clients, understanding their preferences, requirements, and budget. Provide personalized recommendations to help clients make informed decisions.
  • Maintain a CRM database and keep records of all client interactions and follow-ups.

Negotiation and Closing Deals

  • Manage negotiations between buyers and sellers, ensuring a smooth and mutually beneficial transaction. Handle objections and resolve any concerns that may arise during the sales process.
  • Close deals and ensure clients requirements are met at every stage.

Market Knowledge and Research

  • Stay up to date with trends in Chennai’s luxury villa market, including pricing, new developments, and competitor activities.
  • Advise clients on investment opportunities and help them understand current market conditions, price appreciation potential, and upcoming local developments.

Documentation and Compliance

  • Prepare and manage all required documentation, including agreements, contracts, and disclosures, ensuring they comply with legal and regulatory standards.
  • Coordinate with legal teams or documentation specialists for smooth processing.

Customer Service and Post-Sale Support

  • Provide exceptional after-sales service, addressing any concerns or queries clients may have post-purchase.
  • Encourage repeat business and referrals by ensuring client satisfaction.

Qualifications

Experience

  • 1-7 years of proven experience in real estate sales, preferably in high-end residential properties (luxury villas, gated communities).
  • Experience in Chennai's real estate market is preferred.

Skills

  • Strong communication and interpersonal skills.
  • Excellent negotiation and closing skills.
  • Ability to multitask and manage a diverse portfolio of clients.
  • In-depth knowledge of the local real estate market trends, villa projects, and developers in Chennai.
  • Familiarity with CRM tools and Microsoft Office Suite. Licensing: Real Estate license (RERA) is preferred but not mandatory, depending on the specific requirements of the company.

Education

  • Bachelor’s degree in any discipline, preferably in Business, Marketing, or Real Estate.

Languages

  • Fluency in English and Tamil is essential; knowledge of other regional languages like Telugu or Hindi is a plus.

Preferred Skills

  • Experience in selling luxury real estate or working with high-net-worth clients.
  • Familiarity with legal processes in property transactions in Tamil Nadu.
  • Ability to work independently and take ownership of sales targets.
