Vendor Management:
Identify, evaluate, and establish relationships with suppliers and vendors that align with the companys procurement needs.
Negotiate contracts, pricing, and terms with suppliers to secure favorable deals and long-term partnerships.
Maintain supplier performance records, ensuring that vendors meet agreed-upon service levels, quality standards, and delivery timelines.
Resolve issues with vendors, including quality concerns, delays, and discrepancies, in a professional and timely manner.
Procurement & Supply Chain Management:
Manage the procurement of construction materials, equipment, and services necessary for various real estate projects.
Monitor inventory levels to ensure continuous supply without overstocking, optimizing storage costs and space.
Collaborate with project managers to forecast material requirements based on project timelines, ensuring timely procurement and delivery.
Oversee the supply chain from purchase order creation to final delivery, ensuring timely execution of orders and managing any challenges in logistics.
Logistics & Transportation Management:
Coordinate with logistics teams to ensure efficient movement and delivery of materials and equipment to construction sites.
Work closely with third-party logistics providers to ensure optimal transportation routes, minimizing delays and cost overruns.
Monitor and track shipments, ensuring that materials arrive on schedule and in good condition.
Construction Project Support:
Ensure all purchased materials and services meet the specifications required for construction projects.
Track and manage the timely delivery of all materials to meet construction schedules.
Liaise with construction managers and contractors to ensure that all procurement needs are aligned with project timelines and budget constraints.
Cost Control & Budgeting:
Assist in preparing procurement budgets for real estate construction projects, ensuring that costs remain within the allocated limits.
Analyze procurement data and supplier performance to identify opportunities for cost savings and process improvements.
Provide regular updates to management regarding procurement status, costs, and supply chain efficiency.
Compliance & Documentation:
Ensure all procurement activities adhere to legal and regulatory requirements, as well as company policies and procedures.
Maintain detailed records of all procurement activities, contracts, purchase orders, and supplier communications for auditing and reporting purposes.
Prepare regular procurement reports for management, highlighting progress, issues, and opportunities.
