Head and drive the architecture and planning function for all residential Architectural building projects across all phases: from site analysis, identification/ selection of consultants and local architects, and adherence to specified timelines, budget and quality standards, in alignment with the design intent.
Responsibilities:
1. Work directly with managers, production staff, marketing personnel, and management to discuss and organize projects from original conceptual design through construction.
2. Manage the overall budget and budgetary allocation for various phases of the project and ensure adherence to the same through the design and construction phase
3. Complete detailed site analysis in terms of its boundaries, topography, impediments to Development
4. Work with Liaison architect to understand the local rules/regulations/norms pertaining to mixed used developments and the necessary approvals/ permissions/ sanctions required
5. Evaluate & appoint consultants for various projects such as Structural consultants, Services consultants, etc by framing pre-qualification criteria and finally assist in finalizing the scope, commercial negotiations.
6. Conduct a detailed review of the concept design to ensure alignment with the design intent of the project, local development rules/ regulations, space optimization requirements, operator's specifications etc.
7. Review & finalize the designs/ drawings submitted by the Structural, MEP/ Services, Interior design, Landscape, Lighting, Acoustics and AV consultants
8. Work with the local architects and consultants for timely development of GFC (good fo construction) drawings, ensure hand-over to the Projects team.
9. Review and discuss the deviations/ modifications requested in the detailed architectural drawings by the leasing, RET/Operations and Projects teams with local architects and consultants
10. Conduct periodic site visits to ensure progress of the project, understand the requirements of the Projects team and track adherence to budget timelines and design intent
11. Review the reports for tracking activities across several phases such as concept design, schematic design, design development, GFC drawings, actual construction, handover etc
12. Coordinate and oversee all technical activities relating to architectural and engineering projects, including directing the design team, reviewing drafts and computer models, and approving design changes.
13. Assess projects for feasibility by researching and analysing associated technology, design requirements, governmental regulations, and market demand.
14. Remain up-to-date with current and trending elements of design, construction, and technology by reading industry publications, manuals, and textbooks and attending professional development courses and events as time permits.
15. Innovate and develop new standards, policies, and procedures for architectural design and engineering work as necessary to minimize costs and maximize efficiency.
16. Assisting in preparation of contract documents of consultants and professionals with scope finalisation.
17. Reviews of weekly site report.
