Job Summary:
Spyka Homes is seeking an experienced Sales Manager to lead and drive sales efforts across various project locations in Chennai and its outskirts. The ideal candidate should have strong leadership skills, a proven track record in real estate sales, and the ability to develop and execute sales strategies to achieve targets. This role involves leading the sales team, motivating team members, supporting deal closures, and reporting on sales performance.


Key Responsibilities:
1. Sales Leadership & Team Management

  • Lead, mentor, and motivate the sales team to achieve monthly and yearly sales targets.
  • Conduct regular training sessions to enhance the team’s sales skills and product knowledge.
  • Monitor team performance and provide guidance to improve sales efficiency.

2. Customer Handling & Deal Closure

  • Attend high-priority customer visits at project sites, supporting the team in crucial negotiations and deal closures.
  • Build strong relationships with prospective and existing customers to enhance brand loyalty.
  • Work closely with the pre-sales team to ensure smooth lead transition and site visit conversions.

3. Sales Strategy & Target Achievement

  • Develop and implement effective sales strategies to maximize conversions and meet business objectives.
  • Identify market trends and competitor activities to fine-tune sales approaches.
  • Work with the management team to set sales targets and action plans for achieving them.

4. Reporting & Performance Tracking

  • Prepare and submit weekly and monthly sales reports on lead status, conversions, and revenue progress.
  • Analyze sales data and provide insights for improving strategies and team performance.
  • Recommend innovative ways to increase sales efficiency and effectiveness.

5. CRM & Data Management

  • Ensure that all customer interactions and sales activities are accurately recorded in Excel or CRM tools.
  • Maintain a structured database of leads, follow-ups, and closed deals.

Key Requirements:

  • Any degree with 5+ years of experience in real estate sales, preferably in apartment or villa sales.
  • Strong team leadership and management skills.
  • Excellent sales, negotiation, and closing abilities.
  • Willingness to work at project sites across Chennai & outskirts.
  • Strong communication skills in Tamil & English.
  • Proficiency in Excel & CRM software for reporting and lead management.
  • Target-driven, result-oriented, and proactive.
