Job Description

Job Summary:

The Assistant Facility Manager - Technical will assist in managing and overseeing the maintenance, repair, and operation of building systems, ensuring optimal performance and compliance with safety and regulatory standards. This role focuses on technical oversight, vendor coordination, and ensuring the smooth functioning of all building utilities and systems.

Key Responsibilities:

1. Maintenance & Operations:

  • Oversee the operation, maintenance, and repair of building systems, including HVAC, electrical, plumbing, elevators, fire safety systems, and other critical infrastructure.
  • Conduct regular inspections to ensure equipment and systems are functioning effectively.
  • Plan and schedule preventive and corrective maintenance activities.

2. Vendor & Contractor Management:

  • Supervise third-party vendors and contractors for maintenance and repair works.
  • Ensure adherence to SLAs, safety guidelines, and timely completion of tasks.
  • Evaluate vendor performance and recommend improvements where necessary.

3. Compliance & Safety:

  • Ensure compliance with applicable building codes, safety regulations, and environmental standards.
  • Conduct regular safety drills and inspections of fire and life safety systems.
  • Maintain records of compliance certifications and equipment service history.

4. Budgeting & Reporting:

  • Assist in preparing and monitoring maintenance budgets.
  • Provide regular reports on equipment performance, maintenance activities, and expenses to the Facility Manager.
  • Recommend cost-effective solutions for energy conservation and operational efficiency.

5. Team Coordination:

  • Supervise and provide technical guidance to on-site maintenance staff.
  • Coordinate with building occupants to address and resolve technical issues promptly.

6. Emergency Management:

  • Act as the first point of contact for any technical emergencies in the building.
  • Ensure rapid response and resolution to minimize downtime or disruption.

Qualifications:

Education:

  • Diploma/Bachelors degree in Mechanical/Electrical Engineering or a related field.

Experience:

  • 3-5 years of experience in facility management, particularly in commercial buildings.
  • Hands-on experience with building systems (HVAC, electrical, plumbing, etc.).

Skills & Competencies:

  • Strong technical knowledge of building operations and maintenance.
  • Ability to troubleshoot and resolve technical issues efficiently.
  • Excellent communication and team management skills.
  • Proficiency in using CMMS (Computerized Maintenance Management Systems).
  • Knowledge of safety and compliance standards.

Additional Requirements:

  • Willingness to work flexible hours and be on-call for emergencies.
  • Certification in HVAC, electrical systems, or fire safety (preferred).
