Assist management and the Director by providing strategic leadership in preparing feasibility reports, concept development, and liaison tasks.
Prepare financial feasibility reports for projects and obtain approval from management or the Director, based on project viability and societal demands. Draft offer letters for submission.
Calculate the project's IRR and conduct cash flow analysis with the finance team.
Conduct a market survey of the surrounding area, identifying rates for residential and commercial properties to assess project viability.
Review society tenders, study tender conditions and submit offers ensuring all relevant documentation is in line with tender conditions.
Check property titles, including 7/12, property card, property extract, and other relevant agreements.
Present offers to the managing committee of the society and explain the proposal in detail.
Conduct site visits for project acquisitions to assess the locality and project viability.
Meet with society managing committees, PMC, members, and other stakeholders to discuss project details.
Coordinate PowerPoint presentations for various societies regarding redevelopment projects, covering company profiles, past projects, and proposed architectural plans.
Collaborate with architects on proposed redevelopment plans, ensuring architectural designs, elevations, and drawings align with the initial brief.
Assist and coordinate with the accounts and legal departments to ensure proper documentation.
Maintain and update proposal files for redevelopment societies, ensuring coordination with other departments.
Prepare review meeting reports detailing the latest updates on all proposals, and present them to management.
Bachelor's degree in Civil Engineering or architecture (preferred) with a related field from NICMAR.
1 to 3 years of experience in real estate development, strategic consultancy, or related field
Strong financial analysis and feasibility study skills.
Proficiency in AutoCAD and Microsoft Office Suite, especially PowerPoint, Excel, and Word.
Ability to coordinate and communicate effectively with internal teams, external stakeholders, and clients.
Familiarity with redevelopment property regulatory processes and statutory requirements.
Willingness to learn and adapt to changing guidelines and tasks.
