Quantity Surveyor

Role & responsibilities

Key Responsibilities:

1. Cost Management:

• Prepare and manage detailed cost estimates and budgets for real estate development projects.
• Monitor project expenditures and recommend cost-saving measures.
• Evaluate financial reports and ensure all costs are captured and managed within the agreed budget.
• Implement cost control processes to ensure financial management remains on track throughout the project lifecycle.

2. Contract Administration:

• Review and negotiate contracts, ensuring compliance with legal and regulatory requirements.
• Assess variations to contracts and manage claims for extensions of time, cost adjustments, and disputes.
• Oversee contract documentation and ensure that they align with industry standards.

3. Team Management:

• Lead and mentor a team of Quantity Surveyors, providing guidance on day-to-day project tasks.
• Develop and implement training and development programs to improve team efficiency.
• Conduct performance appraisals and support the professional development of junior staff.

4. Tendering & Procurement:

• Oversee the tendering process, ensuring that all contractors, suppliers, and consultants are evaluated and selected based on cost, quality, and delivery capabilities.
• Review bid submissions and negotiate contracts to ensure the best value for the project.

5. Risk Management & Reporting:

• Identify potential cost risks and propose mitigation strategies to minimize financial exposure.
• Provide detailed and accurate financial reports to senior management and stakeholders.
• Prepare cash flow forecasts and monitor the financial performance of projects.

6. Collaboration & Stakeholder Management:

• Work closely with project managers, architects, engineers, and clients to ensure project goals are aligned and achieved.
• Communicate effectively with all stakeholders to resolve issues related to cost, schedule, and scope.

7. Compliance & Documentation:

• Ensure all projects comply with relevant legislation, regulations, and quality standards.
• Maintain and manage project documentation, including cost records, tender documents, and contracts.
