Manager Maintenance (MEP)

Role & responsibilities

Project Coordination & Renovation Management

• Plan, schedule, and oversee renovation and refurbishment projects within the mall.
• Ensure timely completion of projects within budget constraints.
• Coordinate with contractors, vendors, and consultants to facilitate project execution.
• Ensure compliance with building codes, safety regulations, and mall operational requirements.

MEP Works Planning & Supervision

• Plan and supervise the execution of MEP (Mechanical, Electrical, and Plumbing) works.
• Ensure proper installation, maintenance, and upgrades of electrical, HVAC, and plumbing systems.
• Work with MEP consultants and contractors to meet quality and compliance standards.

Plant Room Maintenance

• Lead a team responsible for plant room operations and maintenance.
• Oversee maintenance activities for mechanical, electrical, plumbing, and HVAC systems.
• Ensure timely inspections, preventive maintenance, and troubleshooting of technical issues.
• Develop and implement maintenance policies and procedures.
• Supervise and coordinate the activities of the maintenance team.
• Ensure all equipment and facilities are kept in optimal working condition.
• Plan and schedule routine maintenance activities.
• Respond to emergency maintenance requests and troubleshoot issues promptly.
• Manage maintenance budgets and control costs.
• Conduct regular inspections of facilities and equipment.
• Ensure compliance with safety and regulatory standards.
• Maintain records of all maintenance activities and repairs.
• Collaborate with other departments to support operational goals.
• Implement energy-efficient and cost-effective maintenance solutions.

Bills of Quantity (BOQ) Preparation & Cost Estimation

• Develop detailed Bills of Quantity (BOQ) for renovation and maintenance works.
• Estimate costs, materials, and labour for project execution.
• Review and validate contractor quotations based on market rates.

Budget Utilization & Cost Control

• Prepare and manage project and maintenance budgets effectively.
• Monitor expenditure and ensure optimal utilization of funds.
• Identify cost-saving opportunities while maintaining quality and safety standards.

Vendor & Stakeholder Coordination

• Work closely with mall management, tenants, contractors, and suppliers.
• Negotiate contracts and service agreements for maintenance and renovation projects.

Ensure smooth communication between all stakeholders for operational efficiency.

Preferred candidate profile Minimum 10 years in the industry out of which at least 5 years of experience in operation and maintenance of large facilities. The candidate should have a strong understanding of Building services, and responsible for managing and overseeing all maintenance activities within the organization. This includes ensuring the efficient operation of machinery, equipment, facilities, MEP systems, plant room operations, and civil and building automation. The role requires supervising maintenance teams, planning and executing maintenance schedules, and ensuring compliance with safety and regulatory standards
