Key Responsibilities:
Lease Management:
- The Commercial Leasing Consultant will be responsible for managing, negotiating, and executing commercial property lease agreements for clients within an international property consulting firm.
- This role requires strong market knowledge, a deep understanding of leasing processes, and the ability to manage client relationships across different regions. The consultant will work closely with landlords, tenants, investors, and corporate clients, providing tailored advice and solutions that align with the clients' business strategies.
Key Responsibilities:
Leasing Transactions:
- Manage the end-to-end leasing process for commercial properties spaces
- Negotiate lease terms, renewals, and amendments on behalf of both developer and tenants.
- Coordinate property viewings, site visits, and lease discussions with potential tenants and clients.
Client Relationship Management:
- Build and maintain relationships with key stakeholders, including landlords, corporate clients, investors, and third-party service providers.
- Provide strategic advice to clients regarding market conditions, leasing trends, and optimal property positioning.
- Conduct needs assessments for clients to match properties that align with their business goals.
Market Research & Analysis:
- Conduct market research and analysis on local and international commercial property trends.
- Provide regular reports on market insights, vacancy rates, rental rates, and future leasing opportunities.
- Monitor competitors and industry trends to identify new business development opportunities.
Legal & Compliance:
- Ensure compliance with local and international real estate laws, regulations, and firm policies during all leasing transactions.
- Prepare and review leasing documentation, including Letters of Intent (LOI), lease agreements, and disclosure statements.
- Work closely with legal teams to resolve disputes and ensure all legal aspects of the leasing process are managed effectively.
Financial Analysis:
- Perform financial assessments, including rent analysis, lease cost evaluations, and return on investment (ROI) calculations.
- Advise clients on the financial implications of leasing decisions, such as rent escalations, operational costs, and capital expenditures.
Business Development:
- Identify potential leasing opportunities and expand the firm's commercial leasing portfolio.
- Assist in marketing vacant properties through various channels, including digital marketing, property listings, and corporate presentations.
- Collaborate with internal teams to develop tailored leasing strategies for new property developments.
Required Qualifications:
Education: Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
Experience: 7+ years of experience in commercial real estate leasing, preferably with international exposure.
Certifications: Relevant certifications in real estate (e.g., RICS, CPM, CCIM) are a plus.
- Strong negotiation and communication skills.
- In-depth knowledge of commercial real estate markets and leasing practices.
- Ability to work with a diverse, international clientele.
- Strong financial acumen, with the ability to conduct complex lease evaluations and analyses.
- Proficient in leasing software and property management platforms.
- Ability to work under pressure and manage multiple transactions simultaneously.
- Excellent problem-solving and client service orientation.
Additional Requirements:
- Willingness to travel for property inspections, client meetings, and site visits.
- Strong command of English (and other relevant languages based on region).
