Role & responsibilities

Concept

  • Obtain all relevant inputs regarding the plot to be developed.
  • Interpret applicable DC Regulations w.r.t. the plot in close coordination with Liaison Head and advise on the various possibilities for development.
  • Obtain inputs from Marketing, such as product mix, grade, customer profile, and competition.
  • Discuss vision and strategy with Director and other functional heads.
  • Coordinate to develop feasibility report.
  • Initiate Plot Survey, Contour plan, and study all features related to the plot and the surroundings.
  • Prepare Concept plans and FSI calculations for the various options.
  • Estimate costs and benefits for the various options.
  • Discuss, evaluate options, and obtain Directors approval for the shortlisted Concept.
  • Discuss and finalize Project phasing.
  • Understand the project time framework.

Resource mobilization

  • Develop internal team and external outsourced resources.
  • Shortlist appropriate Architects and Consultants for each project.
  • Define Scope for Architects and Consultants, set effective terms and conditions for delivery in coordination with the Construction Head, and ensure their timely appointment.

Design Development

  • Plan schedule of activities for the development of drawings at various stages, specifications, and permits, in consultation with the Construction Head and in line with project time framework.
  • Develop and finalize Design Brief and share with Architects and Consultants.
  • Provide inputs for carrying out a geotechnical survey of the plot.
  • Develop Specifications and Amenity List.
  • Review floor plans. Coordinate and ensure that interior design is in line with project requirements.
  • Ensure that designs are created in line with the defined goals for the project, the companys architectural identity, the design brief, and the DC Regulations. Develop and establish a systematic review mechanism to ensure accuracy.
  • Review structural concepts and coordinate with the project team to ensure an appropriate and efficient structural system.
  • Review costs at progressive stages of design development. Carry out appropriate revisions to ensure budget control.
  • Coordinate with Liaison Dept. for ensuring proper development of drawings for municipal submission.
  • Ensure timely development of conceptual drawings, municipal drawings, tender drawings, Sale Plans, and working drawings. Provide drawings, details, and specifications within specified schedules of each project.

  • Develop presentation drawings and models as required.

Project Planning and coordination

  • Present to the project team and other functional heads, the scope, features, and phasing of each project so that the entire team has a clear understanding of the requirements.
  • Coordinate to prepare a detailed project schedule in consultation with the project team. Carry out regular reviews on progress to control the schedule.
  • Coordinate with the Liaison team to facilitate obtaining statutory sanctions. Provide the required inputs, including visits and interactions with authorities such as MCGM, SRA, MHADA, MMRDA & MoEF, for clarification and discussions.
  • Ensure coordination with the project team to develop Schedule of Finishes, Detailed Specifications, Approved Makes, construction detailing, and for value engineering studies to optimize cost.
  • Ensure scheduling of regular design coordination and project review meetings with outsourced Architects and Consultants and the internal team, to monitor, control, and expedite all design and architectural activities throughout the life cycle of the project such as during the preconstruction stage, tendering, sample flat, marketing launch campaigns, construction, and final NOCs.
  • Ensure coordination with the MEPF team to finalize details of various services and systems, Design Basis Reports.
  • Ensure timely deliverables from outsourced Architects / Consultants.
  • Ensure timely material (sample) approvals.
  • Ensure review/verification of designs from specialist vendors.
  • Coordinate for ensuring compliance to Budget prior to Launch.
  • Provide all required inputs for Marketing, such as Sale Plans, Area calculations, Amenity lists, Brochure design, and 3D models.

Execution

  • Provide designs for temporary site offices as per specific project requirements.
  • Ensure that the permits and documents required prior to construction are procured from the relevant govt. authorities.
  • Set and establish a system for controlling drawing releases and revisions.
  • Provide timely drawings and details as per schedule.
  • Ensure that the quality of drawings and details provided are to the satisfaction of the project team.
  • Provide center line plans and ensure verification of grids at the site.
  • Provide reference levels and ensure verification of benchmarks at the site.
  • Ensure that regular site visits are conducted by the internal team and the outsourced Architects and Consultants to review and verify conformance to drawings and specifications. Set and establish a system for recording their approvals, comments, and site instructions.
  • Suggest alternatives, advantageous modifications, or corrections to the project team.
  • Control and manage design changes during the execution of the project.
  • Ensure smooth coordination with architects, structural engineers, MEPF consultants, Liaison team, contractors, specialist vendors, and project team.
  • Coordinate and provide inputs for managing modification requests from customers.
  • Verify and Approve Invoices of outsourced design agencies.

Records and Reports

  • Develop and maintain all necessary information systems and procedures in order to ensure the effective and efficient attainment of the companys objectives.
  • Establish a system for maintenance and easy retrieval of all records. Ensure that all records are scrupulously maintained.
  • Provide regular status and MIS reports for reviewing progress with respect to baseline plans.

Employee Performance & Management

  • Plan & monitor budgets for the Design and Architecture team. Drive staffing plans and enable the hiring of the right talent into the team, appropriate to project needs.
  • Define performance parameters for the internal team and the outsourced resources. Create an empowering environment to manifest and enhance potential.
  • Drive the performance levels of direct reporters and external resources by setting in place performance goals, supporting their execution, and providing regular feedback through mechanisms like performance reviews.
  • Monitor the performance of the design & architecture team through meetings and the reports generated. Analyze the reports regularly and give feedback to the team.
  • Conduct comprehensive performance appraisal and ensure that development opportunities are provided in accordance with the Company’s human resources strategy and employment policies.
  • Implement relevant skill enhancement initiatives for the internal team, to build on required competencies, both functional & behavioral.

Continual Improvement

  • Monitor effectiveness and efficiencies of existing processes and introduce improvement measures.
  • Obtain feedback from peers and customers and respond with improvements.
  • Monitor trends in the industry, contemporary thoughts, changes in statutory regulations, and new techniques. Analyze and introduce advantageous measures

Preferred candidate profile

  • B.Arch/M.Arch from a reputed institute
  • 15 to 18 years of proven experience of working on mid & large sized residential projects.
  • Acquainted with DCR 2034
  • Experience of working on design softwares like AutoCAD, SketchUp, Revit etc
