Upward rise in REIT occupancies, rents indicate healthy office demand
- The quarterly results of Embassy Office Parks REIT, Mindspace Business Parks REIT, and Brookfield India Real Estate Trust show a rise in occupancies ranging from 120 to 760 basis points.
- The conversion of more SEZ spaces into non-SEZ categories is expected to further increase occupancy levels.
- The demand for office space is encouraging capex plans and acquisition pipelines of the REITs.

Mindpsace REIT Acquires Mumbai-Based Sustain Properties For Rs 613 Crore
- Realty firm Mindspace Business Parks REIT has acquired Sustain Properties Pvt., which owns 18.2 lakh office space in Hyderabad, at an enterprise value of Rs 2,038 crore as part of its plan to expand rent-yielding portfolio.
- Mindspace REIT will acquire 100% equity in Sustain Properties Pvt. at an equity value of Rs 613 crore.
- The shareholders of Sustain Properties will be allotted units in Mindspace REIT as consideration. The deal is expected to close by the end of March.
- The office space has been leased to Qualcomm.

REITs Distribute Rs 2,754 Crore To Investors In April-September, Marking 14% Annual Growth
- Distribution of income to unitholders in four listed Real Estate Investment Trusts rose 14% annually to Rs 2,754 crore in the first six months of this fiscal.
- The four REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust.
- The REITs distributed over Rs 1,383 crore in the second quarter and over Rs 1,371 crore in the first quarter of this fiscal to their unitholders.
- The Indian REIT market manages assets worth over Rs 1,52,000 crore.
