Role & responsibilities

Job Description

1. Will be responsible for MEPF, Maintenance & New Project for development of Sumandeep Group.

2. Will be responsible to works with other staffs to ensure MEPF & Maintenance or product development so that the Team meets SVDUs specifications and complies with state regulations.

3. You will be responsible for specific duties may vary widely, according to the type of job and the field of MEPF & Maintenance most assignments, however, would require that a Head ofthe Department.

Will be responsible for

• To designing MEPF &maintenance strategies, procedures, and methods.
• To carrying out routine scheduled maintenance work and responding to equipment faults.
• To diagnosing breakdown problemsRCA&Troubleshooting equipment malfunctions.
• Completing emergency maintenance when equipment breakdown.
• To fitting new parts and making sure equipment is working correctly.
• To carry out quality inspections&conducting frequent quality checks on equipment to ensure no maintenance is required.
• To arranging specialist procurement of fixtures, fittings, or components.
• To controlling maintenance tools, stores, and equipment.
• To monitoring and controlling maintenance costs.
• To dealing with emergencies, unplanned problems, and repairs.
• To improving health and safety policies and procedures.
• Ensuring the complies with safety regulations while maintenance takes place.
• To working with specialist equipment, such as programmable logic controllers PLC, BMS, SCADA etc.
• To writing maintenance strategies to help with installation and commissioningguidelines.
• To planning and undertaking scheduled maintenance.
• To repairing equipment.
• To supervising engineering, technical & non-technical staff of maintenance.
• To establish training requirement for new employee, employee transferred from other department to Maintenance department and also for existing employee So that they can perform their work effectively.
• Accountable to dealing with contractors.
• To managing budgets.
• To maintaining statistical and financial records.
• Keeping a record of preventive and emergency maintenance carried out& maintain history card.
• To creating & establish maintenance policy &procedures.
• To managing stocks of supplies and equipment.
• To monitors HVAC system and responds to deficiencies.
• To maintain records of Critical equipment & parts availability.
• To makes building rounds to inspect equipment for safe operation and proper maintenance.
• To starts, operates, and secures HVAC-type equipment. Makes minor repairs.
• Managing multiple MEPF projects.
• Ensuring that Maintenance Technicians carry out planned maintenance.
• Review MEPF operations plan
• Testing & commissioning of new equipment.
• Energy & water management.
• To monitor Fire System
• Maintain the facilities maintenance schedule.
• Implement & monitor Solar system.
• To Support Bio-Medical waste MEPF related equipment maintenance.
• Building, Construction and Maintenance of mechanical, electrical, plumbing, fire system, HVAC, RO System, civil, carpentry, welding, painting & other external agency work.
• Responsible and accountable for conceiving & implementing innovative ideas toimprovethe progress of works expeditiously.
• Drafting, finalizing, and implementing maintenance schedule through system ofcomplaint registers and work orders
• Processing of bills of all engineering and maintenance work.
• Available on 'on-call' basis during off hours for emergency situations.
• Must be highly safety conscious and actively involved in maintaining a safe work environment.
• To responds to emergency situations which may require climbing, lifting or use of tools in a stressful and inhospitable atmosphere and within a short amount of time, such as fires, floods, wind, snow.
• To may participate in clean-up of emergency events to include moving vacuum cleaners full of water, lifting pumps, pushing squeegees, brooms, mops, etc. May also use power tools to cut and fasten items such as plywood for security purposes.
• Breakdown work for MEPF & Maintenance
• Allocation of Work to Employees.
• Supervision of their work.
• Prepare Key Parameter Indicator Measurement & Productivity report.
• Measurement as per ISO.
• Electrical Repair - All Equipment& Machinery, Variable frequency drive & Power Control Panel. & any emergency services etc.
• Preventive work for MEPF & Maintenance
• Prepare Yearly Schedule.
• Prepare Scope of work for Preventive Maintenance.
• Co-ordinate with Central Purchase Dept. to negotiate with contractor and issue purchase order.
• Prepare weekly schedule and inform contractor.
• Co-ordinate For Parts Required and safety equipment.
• Checking & supervision of Contractors Work.
• Checking Preventivemaintenance report.
• Controlling all Preventive Maintenance Records.
• Measurement of ParametersRequired for ISO.
• Storage of parts
• Identify parts.
• Prepare for safe storage location.
• Operation & maintenance of DG Sets
• To maintain AC, HVAC & AHU plant.
• Calibration of measuring equipment.
• Electrical work to be done through Contractor.

(Power line Breakdown, Modification in power line & Distribution boards, FanReplacement, Tube Light Repairing etc.)

• AC &Fan Repairing.
• Tube light Replacement.
• Receiving Complaint.
• Assign work to Contractor.
• Co-ordinate For Parts Required and safety equipment.
• Checking & supervision Of Contractors Work.
• Bill Checking.
• Bill Approving.
• New Equipment Installation &Project work
• Identify Requirement.
• Plan & Prepare Layout.
• Prepare specification.
• Get modification form /CER – Capital Expenditure Request for the proposed activity.
• Co-ordinate with CPD for procurement.
• Receipt Of material.
• Co-ordination with stores to prepare SR(stores receipt).
• Co-ordinate Unloading.
• Assign work to workmen.
• Execution & Supervision of work.
• Co-ordinate Installation of new equipment& Electrical Installation.
• Erection & Re-shuffling of old work in Projects.

Project Work - MEPF

• Collaboration with vendors, consultants, architects, users, and government authorities
• Project planning and ensure project completion within timeline.
• Ensure quality delivery of MEPF services.
• Quantity checks and Preparation for BOQs for MEPF services
• Work order reviewing
• Certification for vendor bills and ensure accurate payment processing.
• Material reconciliation
• Project closer, Taking handover of projects and documentation.
• Installation, Testing and Commissioning of HVAC systems (chillers, Heat pumps, cooling towers, Water pumps, AHUs, FCUs, Ducting, Piping, Thermostat etc.)
• Installation, Testing and Commissioning of Electrical systems (LT/HT panels, DG sets, Earthing, cable laying, cable trays, wiring etc.)
• Installation, Testing and Commissioning of Fire protection systems (fire hydrants, fire alarms)
• Installation, Testing and Commissioning of BMS, PA, CCTV, Network, Telephone, and MGPS systems
• Troubleshooting of MEPF system issues
• Preparation of maintenance schedules for chillers, heat pumps, AHUs, FCUs, Transformers, DG set, Panels, Motor- pump sets, Cooling towers etc and It's monitoring.

Any other duties that may be assigned to you from time to time by your reporting authorities.
