Manage and supervise the daily maintenance operations of residential and commercial properties, ensuring all systems, equipment, and amenities are fully functional.
Develop and implement preventive maintenance programs for building systems (HVAC, electrical, plumbing, elevators, etc.).
Ensure the timely and effective response to tenant maintenance requests, ensuring high levels of tenant satisfaction.
Team Management:
Supervise and lead a team of maintenance technicians, contractors, and service providers.
Provide training and guidance to maintenance staff to ensure high standards of work quality, safety, and efficiency.
Conduct regular performance evaluations and implement strategies for continuous improvement.
Budgeting and Cost Management:
Develop and manage the maintenance budget, ensuring cost-effective solutions and adherence to budget limits.
Obtain quotes, manage procurement, and negotiate contracts with third-party vendors and service providers.
Track and report on maintenance expenditures and provide recommendations for cost reduction and operational improvements.
Tenant Interaction:
Act as the primary point of contact for tenants regarding maintenance issues and requests.
Ensure that tenant concerns are addressed promptly and professionally, maintaining positive tenant relations.
Coordinate access to units for repairs, inspections, and maintenance activities.
Regulatory Compliance and Safety:
Ensure compliance with all local, state, and federal building codes, safety regulations, and environmental standards.
Conduct regular safety audits and ensure all maintenance practices comply with OSHA and other safety guidelines.
Prepare for and facilitate inspections from regulatory authorities and ensure necessary corrective actions are taken.
Emergency Response and Problem Solving:
Respond to urgent maintenance issues, including emergency repairs and handling unforeseen situations like equipment failures or accidents.
Develop and implement emergency response plans and ensure that staff is trained in handling emergencies efficiently.
Reporting and Documentation:
Maintain detailed records of maintenance activities, repairs, and inspections, including logs of work orders and service requests.
Generate and present regular reports on the status of property maintenance, budget adherence, and work order completion to senior management.
Keep accurate inventory records of supplies, tools, and equipment needed for maintenance operations.
Vendor and Contractor Management:
Source, vet, and manage relationships with contractors, vendors, and service providers.
Ensure that third-party contractors meet performance standards, timelines, and budget requirements.
Qualifications:
Education: Bachelor's degree in Facilities Management, Real Estate Management, Engineering, or a related field (or equivalent experience).
