An Accounts and Finance Executive in a real estate company is responsible for managing the financial operations and ensuring the companys accounts are accurate and compliant with legal regulations. The role involves financial reporting, budgeting, and overseeing the financial health of the organization, alongside specific real estate-related financial management tasks.
Roles and Responsibilities:1. Financial Management and Reporting:
Maintain accurate and up-to-date accounts, including journal entries, ledger management, and reconciliations.
Prepare financial statements such as profit and loss accounts, balance sheets, and cash flow statements.
Generate MIS (Management Information System) reports for stakeholders.
Assist in the preparation of budgets, forecasts, and financial planning for real estate projects.
Ensure compliance with accounting standards and regulatory requirements.
2. Accounts Payable and Receivable:
Manage accounts payable (AP) and accounts receivable (AR), including vendor payments and customer receipts.
Ensure timely follow-up on outstanding payments from clients and tenants.
Verify invoices and process payments for contractors and service providers.
3. Cash Flow Management:
Monitor daily, weekly, and monthly cash flow to ensure sufficient liquidity for operational and project needs.
Forecast future cash flow requirements for ongoing and upcoming real estate projects.
Analyze inflows and outflows and provide detailed cash flow reports to management.
4. Taxation and Compliance:
Handle GST, TDS, and other tax-related filings and ensure timely submissions.
Assist in income tax returns and audits for the company.
Stay updated with real estate-specific regulations and legal requirements.
5. Project Financial Management:
Track and monitor expenses and revenue for individual real estate projects.
Prepare project cost analyses and profitability assessments.
Coordinate with project managers to forecast cash flow requirements.
6. Banking, Loan, and Investor Coordination:
Manage bank reconciliations and transactions.
Liaise with banks, lenders, and financial institutions for loans, overdrafts, and financial arrangements for real estate projects.
Coordinate with lenders and investors for financial agreements, reports, and updates.
Handle email correspondence with banks and investors regarding project funding, financial status, and related queries.
7. Monthly Sales and MIS Reporting:
Prepare and present monthly sales reports to track revenue generated from real estate transactions.
Generate and analyze MIS reports, including sales performance, project profitability, and financial health summaries.
Provide actionable insights to management based on financial data trends.
8. Internal Controls and Audit:
Develop and implement internal financial controls and policies.
Support internal and external audits by preparing necessary documents and reports.
Ensure all financial data and transactions are recorded and stored securely.
9. Vendor and Client Coordination:
Coordinate with vendors for payment schedules and dispute resolution.
Interact with clients for billing-related issues, agreements, and payment plans.
10. Hands-On with Excel:
Utilize advanced Excel functions to analyze, compile, and present financial data effectively.
Create dashboards, pivot tables, and financial models to support decision-making.
11. Financial Strategy Support:
Provide insights and recommendations for cost reduction and revenue optimization.
Assist management in evaluating the financial feasibility of new projects and investments.
Key Skills and Competencies:
Proficiency in accounting software (e.g., Tally, QuickBooks, or ERP systems).
Strong understanding of real estate financial practices and taxation.
Hands-on expertise in Excel for financial analysis, reporting, and modeling.
Analytical skills to evaluate financial data and reports.
Attention to detail and accuracy in handling accounts.
Good communication and coordination skills.
Knowledge of regulatory laws and compliance specific to real estate.
Educational Qualifications:
Bachelors degree in Accounting, Finance, or a related field (a CA/CPA certification is an advantage).
3-5 years of experience in finance and accounting, preferably in the real estate sector.
