Job Description
The Senior Manager - Budget & Estimation is responsible for providing accurate and timely cost estimates during the pre-acquisition and leasing stages for warehouse projects, commercial building and data centers. This role involves evaluating land parcels for technical feasibility in terms of cut, fill analysis with optimized levels and retaining walls, preparing cost estimates for investment and leasing proposals including all relevant cost for civil, structural /PEB, & MEPF and ensuring cost optimization through value engineering principles. The incumbent will collaborate with cross-functional teams, including leasing, design, and project execution, to ensure financial accuracy and cost efficiency while maintaining compliance with company standards and industry best practices.
Essential Accountabilities - Key responsibilities
Pre-Acquisition Construction Cost Estimates :
Provide construction cost estimates for land parcels at the pre-acquisition stage within defined timelines. Conduct technical pre-feasibility assessments for potential land
acquisitions.
Leasing Proposal Estimates :
Deliver cost estimates for leasing proposals, including tenant
improvement assessments, within the defined timelines.
Value Engineering Implementation :
Integrate value engineering principles into project estimates to drive
cost optimization and efficiency.
Zero Target Cost Estimations :
Ensure accuracy in investment and leasing cost estimates by adopting
a zero-target cost approach.
KPIs
Timeliness of Investment Proposal Estimates
% Adherence to pre-defined TAT per investment proposal estimate.
Timeliness of Leasing Proposal Estimates
% Adherence to pre-defined TAT per leasing proposal estimate.
Accuracy of Cost Estimates
% Variance between estimates and final contract value at the item-
wise level.
Value Engineering Adoption
% Adherence to new value engineering proposals (new proposals
submitted per month vs target).
Educational Requirement and Work Experience
Education Requirements: Bachelors Degree in Civil or Mechanical Engineering or
Construction Management.
Masters Degree in Construction Economics, Project Management, or a related field -preferred
but not mandatory.
Certification in Cost Estimation, Value Engineering (SAVE International), or RICS (Royal
Institution of Chartered Surveyors) - Advantageous
Years of experience: 12 -15 years
Work Experience Requirements:
Total Experience: 12 - 15 years in cost estimation for warehouse, commercial and data centre
buildings, budgeting, and project feasibility assessments.
Pre-Acquisition & Feasibility Experience: Proven experience in evaluating land parcels and
providing pre-acquisition cost estimates. Should have experience of working on the contoured
land parcel and should know to evaluate cut and fill required along with the provision of retaining
walls as per levels for warehouse blocks & commercial buildings.
Construction Cost Estimation: Strong expertise in preparing investment and leasing
proposals with detailed BOQs for Civil, PEB/structural, and MEPF works. Should have
experience and knowledge in terms of the coefficients required for concrete, steel, shuttering.
Various type of shuttering required based on the volume, type and schedule of project.
Cranages required for execution of works basis on type, scale and schedule for the project.
Must have MEP knowledge.
Value Engineering & Cost Optimization: Track record of implementing value engineering in
project budgeting.
Software Proficiency: Proficiency in CostX, Candy CCS, MS Excel (Advanced), AutoCAD, and
project estimation tools.
Industry Experience: Experience in warehousing, commercial, residential, retail, or industrial
construction projects.

Decision-Making & Timeliness: Delivering estimates within predefined timelines to support business decisions.
