Role & responsibilities
We are looking for a General Manager in a construction company oversees all aspects of the company's operations, including project management, financial performance, business development, client relations, and staff management, ensuring projects are completed on time, within budget, and to the required quality standards, while strategically driving the company's growth and profitability.
General Manager - Construction Projects
Purpose of the role:
General Manager - Projects will be responsible for the management of design, construction, logistics procurement and budgets to ensure the efficiency of time, quality and cost of assigned projects. He will be required to plan and coordinate all aspects of the construction process, including hiring contractors and working with engineers, architects and vendors.
Duties & Responsibilities:
Project Management:
- Prepare detailed project management and construction schedules for construction, restoration and refurbishment projects.
- Supervise the Construction Managers to monitor construction progress, including worker productivity and compliance with building and safety codes.
- Work with senior management and other stakeholders to ensure all projects are completed before schedule, of excellent quality and within the budget.
- To help create, implementation of systems and processes to guarantee cost and timeline efficiencies & reporting practices etc.
- To create periodic reports for various projects and prepare weekly projects snapshots and action plan.
- To Coordinate and manage Architects, Designers, Consultants, Purchase & Admin personnel, Technical Teams, Contractors, Vendors, Supervisors etc.
- Ensure a strong reporting system as per requirements of senior management and track the same.
- Orange and Red flag issues which will impact progress and delivery of project and find mitigations solutions to get project back on track.
- To lead regular project review meetings with senior management and stakeholders.
Inventory & Logistics Operations:
- Coordinate with all Purchase & Admin personnel, Data personnel, Contractors, Vendors, etc.
General : - Create, own and operate all systems to ensure operations run smoothly
- Work on continuously improving systems, technology, communication practices, vendors/contractor search and empanelment practices etc. to ensure decreasing costs, highest quality and timely delivery for construction, purchase, inventory, logistics operations maintenance.
- Analyses, manage and mitigate risks
Educational Qualifications: B.E- Civil Engineering / B. Arch. Additional Master in Project/ Any degree in Construction Management.
Management or equivalent will be preferred.
Prior work experience: Experience in managing various projects with experience in both Architecture and Interior Fit-out Implementation
Reporting to: HOD - Operations
Senior Management Role- Responsibilities
1. Responsible for on time delivery of the projects within the scheduled time and approved budget,
2. Ensuring the smooth operations of the projects
3. Arrange & ensure 3M Resource Management across all the projects for smooth work progress.
4. Appointment of sub-contractors and suppliers
5. Ensure desired Revenue Generation from all the projects, Track & Monitor submission of monthly bills to client and follow up for payments from clients.
6. Attend the projects Progress Review meetings with Client and Project Managers. Carry out trouble shooting and support the projects with required resources, funds and decisions
7. Ensure Client Relationship Management, meet clients regularly and understand client concerns and requirements. Take necessary actions to meet client expectations
8. Responsible for Profit & Loss of the Business Unit
9. Review and generate claims from non-tender items, Submission to client and subsequent follow ups for amendment orders, work orders and payments to company.
10. Ensure submission of Cash flows from all the projects to finance department
11. Track & Monitor Sub- Contractor, Vendors, Suppliers & Hired Machineries bill submission and on time payments by accounts department.
12. Scrutinizing Material Indents, PO's, WO's
13. Carry out overall coordination of the project while leading the professional team stationed at the site.
14. Coordination with architects and engineering consultants for resolution of RFIs/ Technical Queries/ Submissions
15. Coordination with Cost Consultants to generate the tender package and negotiate with the selected contractors leading to the appointment of the contractor
16. Track & Monitor the Resources mobilization for the project
17. HSE Management- Ensure that the safety aspect is strictly adhered.
18. Liaising with the client
19. Assist client for finalization of Execution strategies, contracting strategies and construction methodology for the projects
20. Introducing the value engineering techniques into the project for saving the cost.
Preferred candidate profile
Industry Preference: HIGHRISE Builders / Real Estate; Conglomerates preferred but not necessary
