Roles and Responsibilities
A. Custom projects (Modification projects at Centres)
1. Understanding the client requirements and quantities take off as per drawings.
2. Preparing BOQ (bill of quantities) by studying SOW from the revenue/client solution team.
3. Identifying gaps between BOQ and drawings, specifications and conditions of the contract and taking it for a logical closure.
4. Monitor and control costs throughout the project, identifying cost-saving opportunities.
5. Participation in the pre-tendering activities with client, architect and project managers and raising relevant pre-bid queries from the given tender.
6. Preparing the initial quote and contract for the revenue team from the company s side.
7. Coordination with the design team for analysing architectural and service drawings.
8. Manage the valuation of work done and handle claims and variations.
9. Preparing interim and final valuations, variations and claims of the construction site.
B. Commercial management - new Centres (Flex Managed Office)
1. Be the POC for QS consultants and coordinate closely to ensure the RFP documents received are as per agreed timelines. Internal
2. Coordinate with procurement for RFP floating and track the tender event schedule.
3. Coordinate with billing manager and support on invoice processing on portals.
4. Review PO, change order, invoice, and Payment tracker of vendors.
5. Conduct feasibility studies and value engineering exercises.
6. Collaborate with stakeholders to optimise project outcomes and achieve value for money.
Preferred qualifications
1. Bachelor s degree in quantity surveying, construction management or a related field.
2. 7+ years of experience in quantity surveying or cost consulting, preferably in the commercial fitouts
3. Sound knowledge of construction industry practices, regulations, and standards.
4. Proficiency in cost estimation and cost management techniques.
5. Knowledge of service guidelines, such as the National Building Code (NBC), ANSI/ASHRAE for HVAC, and LEED for green buildings.
6. Familiarity with contract administration and legal aspects of construction projects.
7. Understanding general contracting, design-build, package contracting, value-based project and loading margins and lumpsum in commercial fit-out, and retail projects.
8. Highly proficient working with AutoCAD for taking off quantities and validating quantities from the given drawings.
9. Ability to manage multiple projects simultaneously and prioritise tasks effectively.
10. Strong analytical and critical thinking skills with extraordinary negotiation abilities.
11. Proficiency in relevant software and tools for quantity surveying.
12. Diligence and a commitment to delivering high-quality work.
13. Strong project management skills and ability to work under pressure.
