Job Description:
A Cluster Property Manager is responsible for overseeing the efficient management and operation of multiple properties within a designated cluster. This role requires a strong understanding of property management, real estate, and customer service. The Cluster Property Manager must ensure that all properties within the cluster are well-maintained, profitable, and meet the needs of tenants and property owners. They will be responsible for coordinating various tasks, managing a team of property professionals, and ensuring compliance with all relevant regulations and policies.
Role & responsibilities
Property Operations:
Oversee the day-to-day operations of multiple properties within the cluster.
Implement and maintain property maintenance schedules to ensure properties are in excellent condition.
Coordinate repairs, renovations, and maintenance activities as necessary.
Tenant Relations:
Handle tenant inquiries, concerns, and requests in a professional and timely manner.
Enforce lease agreements, collect rent, and manage lease renewals and terminations.
Address and resolve tenant disputes or issues.
Financial Management:
Prepare and manage budgets for each property within the cluster.
Monitor and report on financial performance, including revenue, expenses, and profit margins.
Ensure the collection of rent and handle any financial transactions.
Team Management:
Supervise and provide leadership to property management staff within the cluster.
Assign tasks, set performance goals, and conduct regular performance evaluations.
Recruit, train, and develop property management personnel as needed.
Regulatory Compliance:
Ensure all properties within the cluster comply with local, state, and federal regulations.
Stay updated on property management laws, codes, and best practices.
Handle legal matters, such as evictions, in compliance with the law.
Marketing and Occupancy:
Develop and implement marketing strategies to attract and retain tenants.
Monitor property occupancy rates and develop strategies to maximize occupancy.
Reporting:
Prepare and submit regular reports on property performance, financials, and maintenance activities to property owners or senior management.
